A suburb defined by the quintessential mid-century rambler
Tidy square lots hold post-war ramblers with detached one- and two-car garages sitting off concrete alleyways. Fenced backyards provide privacy, while front yards under tall shade trees see neighbors saying hello to each other in the mornings as they walk to their cars or as they shovel their snow-strewn paths in the winter. Vinyl siding is highlighted by stone and brick accents. Most homes feature modernized interiors with updated electrical, new appliances and minor renovations that offer the modern open-floor concept without sacrificing the vintage structures. Single-family homes with one or two bathrooms and two to four bathrooms generally get from $175,000 to $400,000 when sold. A handful of condos with two bedrooms and one bathroom can sell from $75,000 to $95,000. Units with two or more bedrooms and over 1,000 square feet get from $140,000 to $175,000. There’s a popular rumor that circus elephants are buried under Percy Godwin Park, which is why locals refer to it as Elephant Park. However, there’s no need to be worried about the ghost of Dumbo rising up – it’s simply a nod to the beloved elephant statue in the park that kids enjoy climbing and sitting on. The park is home to baseball fields, five tennis courts, and wide open fields for soccer and more. North River Grassland is part of the Urban Woods and Prairies Initiative to bring native landscapes back to the cities of the Dakotas and Minnesota, with space for local birds and wildlife as well as access to the Red River. Golfers can break out their clubs at El Zagal Public Golf Course, a nine-hole, par 3 course that Tony Schmitt highlights as one of the five public courses that are run by Fargo Park District. Students in Washington can potentially complete their schooling, from kindergarten through a master’s degree, without ever having to go further than a mile from home. Washington Elementary, graded a B by Niche, sits at the top of the neighborhood; Ben Franklin Middle School, which gets a B-plus, is only four blocks southwest. North High School is right across the street from the elementary school and earns an A-minus. It’s rated the best high school for STEM in North Dakota, as well as the second-best Public High School overall by Niche, and offers numerous performing arts clubs and organizations. North Dakota State University – referred to as NDSU – sits on the western edge, and some homes can see their football practice field from their backyards. It’s not just public schools that are convenient, either. Holy Spirit Elementary, adjacent to Holy Spirit Catholic Church and part of the St John Paul II Catholic Schools, is across from Ben Franklin – students will need to head to the bottom end of the city to continue from there at Sacred Heart Middle School and Shanley High School, which get a B-plus grade.By foot, by bike, by car and by bus, plenty of transportation options
Aside from highly walkable sidewalks, designated bike lanes and quiet side streets, Washington is serviced by several MATBUS stops on Routes 11, 13, 33 and 36. Some of these offer straight shots into downtown Fargo. Downtown is even walkable for the ambitious, only 2 miles south. Many residents still rely on their cars for errands and getting around in the frigid winters. When residents want to escape across the country, Hector International Airport is only 3 miles away, usually a 10-minute drive or less. For emergency care, Sanford Emergency Center, a mile away, provides 24-hour care and is often a five-minute drive or less. Care is even closer for veterans, with the Veterans Administration Hospital in the northeastern corner.National chains nearby, but date-night favorites close by in Downtown
Dining and small retailers are clustered in the northwest corner of the neighborhood, near the NDSU campus. This includes several national franchise restaurants, although local pub Labby’s Grill and Bar provides sit-down fare in a relaxed, sports-oriented dining room – the perfect spot to catch an NDSU game or some hockey. A mile north of the neighborhood, Northport Shopping Center is home to Hornbacher’s for groceries and Burggraf’s Ace Hardware for home maintenance needs. Downtown Fargo provides plenty of shopping and dining, including nationally-recognized Mezzaluna and Rosewild, which Danni Melquist, Director of Marketing for Visit Fargo-Moorhead says is one of her best date night picks.Red River offers activities but also requires caution
The vicinity of the Red River is a draw but it can come with concerns. “I’ve been out sandbagging more times than I can count with my neighbors,” says Jenny Buhr, Realtor with Trilogy Real Estate and President of Doorsteps Midwest, a non-profit that offers education for first-time homeowners. “It shows the strength of our community, we get together and sandbag, we smile and laugh and have hot chocolate, and we just save each others houses – that’s just the spirit of the community.” It’s on the minds of residents whenever there is a spring thaw or severe storm, but the FM Diversion, expected to be completed in 2027, is intended to flood-proof the metro up to the level of 500-year floods.Lots of annual events, close by and across town
Fargodome sits right on the neighborhood's western edge and is a hotspot for events throughout the year, Buhr says. “RibFest is a really popular event in the beginning of June. We have different bands come every night for about a week, and 10 to 20 different rib places come out there, and we get to try all the ribs and beer, and there’s blow-up bouncy houses for the kids; it’s a pretty popular event – we’re out there a lot when it comes through.” Fargodome events and game days for NDSU bring traffic and noise to the western part of the neighborhood. Downtown events include the three-day Downtown Fargo Street Fair and the weekly Red River Market that runs from July through October, bringing in regional producers. Many residents will make the trek to West Fargo for the Red River Valley Fair in the summer, which includes ten days of rides, fair food and national acts.
