Small city on the edge of the metroplex
On the edge of the Dallas-Fort Worth Metroplex is the city of Fate. With just over 25,000 residents, Fate continues to remember its past as it looks to its future. City hall sits about a mile north of the old town center, which is home to a variety of local businesses, the fire station and the City of Fate Community Center. The city functions mostly as a bedroom community for the metroplex, with direct access through Interstate 30 to Downtown Dallas. "The new construction in the area is one of the biggest drives, along with affordability with homes in the area," says Jaime Resendiz, the team lead for DFW Homeowner Group. "Fate has over 20,000 people, a decade ago they were less than 10,000. It's been an explosion of growth."

New Traditional homes with HOAs in Fate
Most housing in the city was built between 2000 and today, with new planned subdivisions being built on the edge of town, to include the neighborhoods Avondale and Monterra. The median housing price is just over $400,000, lower than the neighboring city of Rockwall at $500,000 and higher than Royse City at about $330,000. "The average house there can't be more than 10 years old," Resendiz says. While not every neighborhood will have a homeowner association, they are common in Fate. Homes tend to be ranch-style and have mature trees on their property.

Divided between Rockwall ISD and Royse City ISD
Students in Fate are zoned to either Rockwall Independent School District, graded an A by Niche, or Royse City Independent School District, which earns an A-minus. Rockwall ISD covers the city’s southern and western portions, with Royse City ISD covering the northern and eastern. As part of Royse City ISD’s growth, a new high school is being constructed in Fate. Expected to open in 2027 and be called Worthy Fate High School, the building is part of a bond passed in 2023.

New park being built near downtown
The city has over 110 developed green spaces, including city parks Robert Smith Family, Fate Colonial, Joe Burger and Fate Station, which is currently under construction. Fate Station Park will be located in historic Downtown Fate and have a railroad theme as a nod to the city’s history as a railroad stop. Neighborhoods sometimes have private green spaces and pools. Also nearby is Lake Ray Hubbard, which covers over 22,000 acres.
Community Center Park is one of multiple parks within Woodcreek.

A few dining options in Fate
Fate Main has several local restaurants sitting along a small green space and murals along the walls. Overall, there are few dining options in the city, with most centered along South William E. Crawford Avenue. Fate Grocery is a smaller convenience store on the main street next to pizza and dry-cleaning businesses. FRESH by Brookshire’s sits just off the south side on Interstate 20. National chains like Target and Walmart can be found in nearby cities like Rockwall. "If [residents] are feeing fancy, they'll head into Dallas," Resendiz says.

Christmas Tree Lighting at city hall
The Christmas Tree Lighting occurs at City Hall in December. The city directs residents to park at one of the elementary schools before they are bused over to city hall to enjoy hot chocolate, a mini train ride and pictures with Santa. Celebrate Fate began in 2014 and has live music and activity vendors. The event ends with a fireworks show.
Interstate 30 leading to Downtown Dallas
Interstate 30 runs through the center of town. This interstate reaches into the heart of Dallas and Fort Worth, extending east in Arkansas. "The entire city basically revolves around I-30," says Resendiz. "Unless you have a helicopter, it's I-30 and that's it." Fate does not have access to Dallas Area Rapid Transit, but the closest station is Downtown Rowlett. The closest airport is Dallas-Fort Worth International Airport, about 46 miles west.

Woodcreek sits at the heart of the semi-rural and fast-growing town of Fate, Texas. Amenities abound in and around this northeastern Texas exurb that’s several miles east of Lake Ray Hubbard. "The Woodcreek area offers a suburban lifestyle geared toward families," says Heather Sims, broker/owner of the Elysian Agency. "It’s a master-planned community with swimming pools, parks and walkability to highly-rated schools." Developed in the 1970s, Woodcreek has expanded to a dozen neighborhoods and thousands of residents who enjoy exclusive perks and recreation. Downtown Fate is within walking distance, and proximity to Interstate 30 provides access to downtown Rockwall, Dallas and beyond.
The master-planned Woodcreek offers a mix of home designs from 10 builders, each with multiple construction phases, layouts and price ranges. There are 12 neighborhoods within the community, including Lakeside, Weston Hills and Eastside. "There are a lot of different types of homes in this area,” Sims says. “The homes sell quickly, too, if priced right and marketed well." Traditional single-family houses with stately brick and stone facades fill the tree-lined streets. Most were built in the mid-2000s, but some modern builds were constructed in 2023 and 2024. Prices range from the high-$200,000s for a 1,700-square-foot three-bedroom to the low-$800,000s for a 4,000-square-foot four- or five-bedroom. Lot sizes are large, averaging around 10,000 square feet, but many can span over a quarter acre. Almost all homes have multi-car garages, spacious paved driveways and tidy landscaped lawns. Some higher-priced dwellings have in-ground pools, private gates, workshops and barns. Community amenities include a clubhouse, pool, splash pad, trails, several pocket parks and pickleball courts. Woodcreek also has a fitness center, playground, two dog parks, a putting green and a soccer field. A large lake sits at Woodcreek’s entrance, with a fishing dock and surrounding walking paths that wind throughout the community. Sims mentioned that homebuyers should know Woodcreek is in a Municipal Utility District (MUD), a subdivision governed by a board of directors elected by the residents. MUDs finance the subdivision’s water, sewer and drainage facilities. "MUDs add extra property taxes of around $1,000 each year,” she says. All residents are within walking and biking distance of all community amenities, a city park, two elementary schools and one middle school.
Royse City and Rockwall Independent School Districts serve the area. In the Royse City Independent School District, students can attend Billie Stevenson Elementary, which offers a broadcast team, has an A rating on Niche, followed by Bobby Summers Middle, which scores a B. Kids can finish their primary education at Royse City High School, which earns a B-plus on Niche and offers volleyball and football teams.
Most shopping or dining options are along Route 66, William E. Crawford Avenue and Interstate 30, all of which intersect at the southern end of the community. Mona Lisa Pizza is a favorite local spot for specialty splices, pasta and subs. With downtown Fate within walking and biking distance of Woodcreek, residents have an even more diverse selection of mom-and-pop shops and eateries. Pablo’s Restaurant and Cantina is a go-to place for brisket enchiladas and other Tex-Mex fare. The family-owned FourCzechs Bakery is known for its traditional kolaches, which are sweet and savory pastries. Butter pecan and jalapeno are some of the most popular flavors. Across the street, the locally-owned Along Came Tamale is an unassuming joint but is constantly busy serving ancho chile pork tamales and sweet flavors like pumpkin and blueberry. Fresh by Brookshire's is the closest grocery store, less than 2 miles away, and Walmart is 5 miles east in Royse City for more essentials. Plaza at Rockwall is 5 miles west and provides big-box stores and other shopping options.
The 30-acre Robert Smith Family Park is within walking and biking distance for Woodcreek residents and has a trail, four pickleball courts, soccer and baseball fields, a disc golf course and a basketball court. Robert Smith Family Park is also a hub for community events, including the annual Celebrate Fate event in September, movie nights, concerts and family days. The 19-acre Joe Burger Park is 3 miles east of Woodcreek and provides a futuristic-themed playground, picnic pavilions and paved multi-use paths. Harry Myers Park is 4 miles west, and across its 73 acres, it offers a kid’s zone, hiking and biking trails, a dog park, a skate park and an amphitheater. It also features two fishing ponds. The Trails at Squabble Creek are 5 miles west for a deeper trek into nature with 6 miles of natural loop trails. Lake Ray Hubbard sits 7 miles west of Woodcreek and is a popular spot for fishing and sailing.
Established in 2003, the Woodcreek Fate Homeowner’s Association oversees community upkeep and maintenance and organizes neighborhood events. The association hosts an annual holiday celebration in December, a fall festival, family game nights, dances, garage sales, casino nights and March Madness gatherings. Other popular events are pool parties, movies in the park and a spring fling.
Downtown Fate is within walking and biking distance for Woodcreek residents, which sits directly east. Interstate 30 runs along Woodcreek’s southern edge, providing access to the rest of the area. Dallas Love Field Airport is 35 miles away, Dallas is 28 miles away and Garland is a 15-mile drive. There is no public transportation service in the community. Royse City Emergency Hospital is the closest medical center, 5 miles northeast.
