Sing-songy solitude surrounded by cornfields
In Fayette, Ohio, a neighborly attitude is one appeal for the rural town’s over 2,500 residents. “It’s a very close community. Everyone knows everybody, and everyone keeps an eye on one another,” says Bradley Myers, a real estate agent with Howard Hanna who has been selling homes in Fayette for about five years. Surrounded by golden fields of corn, this small town is situated 44 miles outside Toledo. Residents seeking solitude enjoy outdoor excursions like camping under the stars at Harrison Lake State Park. The long-standing Royal Bull Thistle Arts Festival and Fayette Opera House root Fayette in a shared history and make this neighborhood feel like home for its population of farm and factory workers.
Low prices for fixer-uppers
Reasonable prices are one draw for Fayette homebuyers, who can find properties that need some love for about $65,000 to $70,000, while move-in ready, three-bedroom homes may go for under $200,000. On the higher end, three-to-five-bedroom houses on several acres cost around $600,000. Some residents enjoy tree-lined sidewalks on their afternoon stroll down residential streets. Along the way, they might pass by ranch-style and American Foursquare properties. Houses here tend to be older construction, some dating back 100 years.

Opera house and arts festival entertain
Residents enjoy an evening out at the centrally located Fayette Opera House, which hosts tribute artists, country artists, reed organ artists, movies, magicians and more. The Opera House, which opened its doors in 1889, used to house the jail and the fire department on the first floor and community events on the second floor. In 1978, the Fayette Community Fine Arts Council began efforts to renovate the structure and return it to a community and cultural center, which it is today. Normal Grove Community Park hosts the Royal Bull Thistle Arts Festival on the first Saturday of August every year. Going for over 40 years strong, the event is a big deal, Myers says. “They have a fireworks show, and a lot of people people camp at Harrison Lake State Park during the festival,” he adds. “It draws a big crowd.”
High marks, small class sizes in Fayette
Fayette’s younger residents attend highly rated schools, including Fayette Elementary, Junior High and Senior High Schools. All three schools are located in the Fayette Local Schools building, and each earn a B grade from Niche.com. With a 6-1 student-teacher ratio for the district, Fayette students benefit from smaller-than-average class sizes. “They’re schools where you get more individual attention because of the smaller numbers,” says Stambauth, who has lived in Fayette for over 40 years.
