A lake that once was, soon to return
Woodlake’s 1,200-acre lake dried up in the wake of Hurricane Matthew in 2016, draining the gated community of half its name and one of its primary amenities. Local Realtor Tim Venjohn explains that after the storm, which hit North Carolina as a Category 1 hurricane, the state intentionally breached the dam responsible for the lake to allay flooding in the region. “It’s been dry since then, but the dam is well underway to being repaired, and the hope is that the water will come back and the lake will exist again in less than a year,” Venjohn says. “When the lake was here, people treated Woodlake like a resort, and I expect it will be that way again once the water shows back up.” Mark Bergstrom and Krystal Quihuis, colleagues and Realtors with Better Homes & Gardens Real Estate Lifestyle Property Partners, agree. Bergstrom: “Once the lake comes back, that’s going to be a huge attraction again. It’s an up-and-coming neighborhood, for sure.” Quihuis: “Woodlake is a great neighborhood in terms of convenience and quote-unquote countryside living outside the Fayetteville, Pinehurst and Southern Pines areas, too. It’s a really nice, centralized location, but still very quiet and secluded.”

1980s to brand-new construction, wide price ranges
Development here began in the 1980s and has been ongoing ever since. “Growth has gone up and down over time, but there’s a resurgence of building right now,” says Venjohn. “There’s anywhere from two to four new constructions starting here each month, which is a lot by our standards.” Single-family, standalone homes tend to be Traditional in style, with design details reminiscent of classic farmhouses, Craftsmans or Colonial Revivals, regardless of the decade in which they were built. Condo buildings and townhomes lean more 1980s-era Contemporary or early 2000s-era Modern Transitional. “Most new construction homes are priced between $350,000 and $500,000. And as far as resale, you’re looking at anywhere from $400,000 to maybe $800,000. There are also the big, exotic homes that were built on the lake back when it existed, and they sell without water for $850,000, so when the water shows up, they could go for a million or a million-two. Of course, that’s a crystal ball guess that no one can really guarantee,” says Venjohn. But Bergstrom’s estimation is similar. “The average home price at the moment is $375,000, with the higher range between $600,000 and $700,000. Lakefront homes will be closer to a million when the lake returns,” he says.

Woodlake Country Club and a lake-to-be
The private Woodlake Country Club is the recreational heart of the Woodlake community. Membership is open to non-neighborhood residents. It’s also separate from the HOA, so it’s possible to live within the gated community without a club membership, too. There are different types of membership packages available, from golf to social memberships. But full members have access to two 18-hole golf courses, a driving range, racquet sports courts, the outdoor pool and the newly renovated clubhouse. The Oates House was originally built in Fayetteville in 1792; the historic mansion was moved to Woodlake, expanded into a clubhouse and reopened in 2024. The club’s restaurant, the Maples Grill, hosted its grand opening in June 2024. Bergstrom: “The golf course is in tremendous shape, and the clubhouse is brand new. The restaurant there just opened for lunch and dinner, and I haven’t had a chance to try it yet, but the food looks delicious. The club is a draw to the neighborhood, recreationally, but once the lake comes back, that’s going to be an even bigger attraction.” Quihuis: “Having water in the lake will give the neighborhood more life. When the water was here before, people boated on it, there were even homes with docks.”

Shopping and dining abound in small towns nearby
For groceries and other everyday essentials, there’s a Walmart Supercenter in Southern Pines just a few miles west. “Southern Pines is basically the closest shopping area,” says Bergstrom. “It’s a quaint little town that you can easily walk around, with small local shops in addition to the Walmart.” There’s also a Piggly Wiggly in Vass, even closer to home. Quihuis says HomeGrown, a casual American-style eatery across the street from the grocery store, is one of her favorite spots to grab lunch in Vass. Bergstrom recommends Valenti’s Italian Restaurant, nearby, too. Both Realtors say that Pinehurst Brewing Company is a popular spot for craft beer and old-fashioned smoked barbecue. The brewery’s taproom is about 18 miles away, a drive that takes less than 30 minutes, depending on traffic. “We have a lot of good food options around here, all within 20 or 30 minutes. We’re kind of spoiled in that regard,” says Bergstrom.
Woodlake residents have a nearby Walmart Supercenter for all of their grocery needs.

Highly rated Moore County schools
Young Woodlake students go to Vass-Lakeview Elementary School, which earns an A-minus from Niche and the No. 7 spot on Niche’s list of the best public elementary schools in Moore County. Older students go to Crain’s Creek Middle and Union Pines High, both of which get Bs from Niche. Union Pines, which boasts the No. 3 spot on Niche’s list of the best public high schools in the county, offers Career & Technical Education programs in subjects ranging from agriculture and architecture to health science and transportation.
Vass-Lakeview Elementary School serves just under 500 students.
Union Pines High School serves over 1400 students.

Quick commute to Fort Bragg
US Route 1 runs north-south about 5 miles west of Woodlake. It connects north to Cameron and south to Aberdeen. Vass is about 6 miles away, just west of Route 1. Via North Carolina Route 690, the drive into Vass can take about 10 minutes. Fort Bragg, in Fayetteville, is nearly 20 miles southeast. The drive typically takes less than 30 minutes, depending on traffic. The U.S. Army base is a major employer in the area; with more than 50,000 personnel, it’s also one of the largest military installations in the world. FirstHealth Moore Regional Hospital, another major local employer, is about the same distance from Woodlake. The 18-mile drive southwest to the hospital, at the heart of Pinehurst, typically takes about 30 minutes, depending on traffic. “I had clients recently where one worked on Fort Bragg and the other worked at Moore Regional Hospital, and this was a nice little mid-point for them in terms of commuting,” says Venjohn.
Woodlake residents have easy access to nearby Fayetteville and Southern Pines.
