Federal Heights is a North Denver metropolitan with various neighborhoods and a few retail centers. About an estimated 14,000 people live in Federal Heights, according to the 2023 U.S. Census. The local thoroughfare, Federal Boulevard, is a popular commuting route to Denver’s healthcare facilities and Fortune 500 companies. “It’s a lively, growing area with lots to do,” says Charlie Belger, a Realtor with JPAR Modern Estates, who has lived in the area her entire life. “It’s a great place to raise a family and plant roots, and it’s a great place to retire.”
North of Denver, Federal Heights is a metropolitan mix of neighborhoods and retail centers.

Denver metro homes around the national median price
Federal Heights’ neighborhoods include Holiday Hills Village, a manufactured home community, and Northborough Heights , where split-level and bi-level ranch-style homes line the streets. “It’s a lower price point and older homes than Westminster and Northglenn. Homes were built in the 1960s and 1970s, so some are original and some renovated,” says local Realtor Chad Murphy with Compass, who has worked in real estate since 2016.
According to the National Association of Realtors, the median home price in Federal Heights is $420,000, slightly higher than the national median. Condos and townhouses also dot the city and range in price from $120,000 to $520,000.
The Denver Cascade Mobile Home Community is located in near I-25 and the Boulder Turnpike.
Smaill ranch style homes are abundant in the Federal Heights neighborhood.

Sports complex, Water World and park access
Hyland Hills Recreation District serves the community with various fields, courses, a skatepark and a community center. In mid-March 2025, the Hyland Hills Sports Complex will reopen and feature ADA enhancements to the playground, new artificial turf fields and picnic shelters. Hyland Hills also includes Water World, one of the nation’s largest water parks and the city’s largest sources of revenue. “It’s very fun; I’ve been going for years,” Murphy says. “There are themed rides, like one that mimics Jurassic Park, some water coasters and family rides that can fit four to five people in a tube.” Ruston Park is one of the only parks that the city maintains.
Water World is one of the country's premier water parks with over 50 attractions for the entire family.
Legacy Ridge Golf Course is an 18 Hole links style course with a majestic mountain backdrop.

Shopping plazas with grocers and Northglenn Marketplace
National grocery stores anchor shopping plazas along Federal Boulevard and the avenues of 84th and 104th. Dining options include fast food chains, bars and Mexican restaurants. Nearby, Northglenn Marketplace has more restaurants and other major retailers.
King Soopers is located in the Market Square Shopping Center.
Poke City serves poke bowls in a fast casual setting.

Education in Adams 12 and Westminster school districts
Most of Federal Heights is zoned for Adams 12 Five Star Schools district, which earns a B-plus grade from Niche. Other areas are zoned for the Westminster Public Schools district, which maintains a C overall. Adams 12 offers alternative education programs. The Gateway to College program at Front Range Community College is similar to dual enrollment, where students can earn high school and college credits.
Pinnacle High School prepares students for college and careers.
Crown Pointe Academy is a tuition free public charter school.

Boulevard to downtown and turnpike to the airport
Federal Boulevard leads south to the Denver Boulder Turnpike, a road traveling to the Denver International Airport (DEN) about 26 miles away. The airport is one of the world’s largest and has direct flights to over 200 cities worldwide. The Regional Transportation District serves the city with bus routes along local avenues and Federal Boulevard, connecting the area to downtown Denver in about 12 miles. Nearby, Interstate 25 is one of the primary commuter routes to Downtown Denver's employers and professional sports stadiums, including the Colorado Rockies, Denver Nuggets, Denver Broncos, Colorado Rapids and Colorado Avalanche, among a few others. Federal Heights has primary care centers, and HCA HealthONE Mountain Ridge is a major hospital about 3 miles east.
Federal Heights and Adams County crime trends
Property and violent crimes have declined since 2020, according to data from the Federal Heights Police Department. Violent crimes decreased by about 23% from 2020 to 2024, while property crimes fell by about 40% over the same span. According to Adams County crime data totals from departments across the area, Federal Heights’ trends align with the countywide trend.
