An emerald island just off the coast of Miami
Once the home of William Vanderbilt II, Fisher Island is an exclusive neighborhood teeming with coconut palms and blossoming tropical flowers. Located just outside Biscayne Bay on Fisherman’s Channel, Fisher Island is just over 200 acres and home to Fisher Island Club, South Florida’s most exclusive private club. “Fisher Island is highly sought after,” says George Theodore, managing broker at Address Real Estate who has experience handling contracts on the island. “The service quality on the island is great. It’s well-staffed and well-maintained.” Residents here pay club dues, which can cost around $22,000 annually, plus a one-time $250,000 fee. The historic Vanderbilt Mansion on the island has been renovated and is now a luxury hotel. Homes and condos on the island are priced over $4 million and can stretch as high as nearly $50 million. Children can attend the island’s private school or Miami-Dade County public schools on the mainland. Residents can see dozens of species of wildlife roaming around the island and spend leisure time at the beach, boating or at the golf course.

Million-dollar homes and condos overlooking the Caribbean
Only around 20 single-family homes are on the island, and they may cost between $8 and $15 million, often featuring private pools and Spanish-style architecture. Condos line the oceanfront beaches, where two bedrooms begin as low as $2.5 million dollars. Condos with four or more bedrooms are priced anywhere from $10 to over $20 million. Penthouses with terraces and rooftop pools are priced upwards of $40 million. One-time access fees to these condo associations can be over $200,000, and annual fees for maintaining the common areas and grounds can cost more than $10,000 annually, depending on where residents stay.
Condos can be found all around the perimeter of Fisher Island overlooking the Ocean and Bay.

Community connections in the City of Miami Beach
Miami Beach, just a short trip across the channel, is over 100 years old, with two golf courses and roughly 44 parks to explore. “We are always looking for ways to expand the needs of the community,” says John Rebar, department director of the Miami Beach Parks and Recreation Department. The dog park, tennis and pickleball courts, golf courses and family parks “are great social spaces that provide connections for individuals and families.” South Pointe Park, right across from Fisher Island, is a “Sunday gathering space where people watch the sunset together. Everyone brings a chair, and children play at the playground. It’s a beautiful space to meet,” Rebar says. The Scott Rakow Youth Center holds several hidden gems, such as an ice-skating rink, a bowling alley and a pool. “My girls and I can go to the beach in the morning and ice-skate in the afternoon,” says Melissa Berthier, director of marketing and communications for the City of Miami Beach. “We have the beach here, of course, which draws visitors from all over the world, but our open spaces beyond the beach are really special.” Folks can paddleboard on Indian Creek and catch glimpses of manatees and dolphins or spend time with their beloved pets at the Flamingo Park dog park.

Summer and winter events in Miami Beach
Annual Events in Miami Beach make time with family and the community special. Their Winter Wonderland event in December includes a tree-lighting ceremony and children’s performances. “All of our after-school program participants can perform on stage,” Rebar says. “And there are rides, games and food trucks to enjoy.” In the summertime, kids can spend time together and get outside. “Our summer camp program has over 1,200 participants every year. There are playtime programs, and kids will perform shows for their parents,” Rebar says. With dozens of opportunities to get outside and connect with the community, the Miami Beach area may never run out of things to do.
Exclusive island dining in the Vanderbilt Mansion
There are several dining options on Fisher Island, so residents don’t have to leave to enjoy an evening out. The Garwood Lounge for residents 21 years old and older is a steakhouse within the renovated historic Vanderbilt Mansion. The Beach Club serves breakfast, lunch and pre-dinner cocktails at their Sunset Bar. In the upper level of the Vanderbilt Mansion, The Snooker Club offers Club Equity Members a private billiards room and lounge, live music and entertainment. Grocery items can be purchased at the Island Market, which has a variety of organic produce, a deli, a bakery and a selection of wines. While dining may be on the island, most shopping is done on the mainland at Miami Beach.
Smith and Wollensky is a popular fine dinning restaurant on the water in South Pointe Park.

Top-rated Miami public and private day schools
“20 years ago, people would say the island was just for celebrities, but now it’s popular among wealthy families as a safe and beautiful home for their children,” Theodore says. Students can attend kindergarten through eighth grade at the private Fisher Island Day School, which has a fully equipped STEM lab for exploring ocean flora and fauna. Students here participate in several athletic programs, such as golf, lacrosse, tennis and soccer. They can also take extracurriculars like art club, chess, robotics, dance, drama and choir. Students can also attend Miami-Dade County Public Schools, which includes South Pointe Elementary School, rated B-plus on Niche. Nautilus Middle School has an Innovative Space Media Center for robotics. Miami Beach Senior High School offers an Academic Year Internship Program so students can gain career-oriented skills. Both schools score a B on Niche.
The Fisher Island Day School is the only school on the island.

The Fisher Island Community Association ferry
The Fisher Island Community Association (FICA) has a ferry service that takes residents to and from the island within roughly 8 to 10 minutes. The schedule allows for several trips throughout the day. Though residents are dropped off at Terminal West, and island employees or contractors are dropped off at Terminal East, the ferries are used by all.
Ferries are the only transportation in and out of Fisher Islands running nonstop.
