Five Corners is close to rural areas, Vancouver and Portland
Five Corners sits between the rural hills of Clark County and the city of Vancouver , in Washington State. It's a peaceful residential area and a bedroom community for Portland , Oregon, which is about 19 miles to the south, on the other side of the Columbia River. Subdivisions built in the 20th century share Five Corners with newer developments. Five Corners is home to about 21,000 people, a 16% increase since 2010, according to U.S. Census Bureau data.
It's generally comfortable in terms of cost of living and wages
In Clark County, the cost of living ranges from roughly $55,000 for one person to $132,000 for a family with two working adults and two children. "This pocket is what I'd consider a much more affordable, modest-income area," says Bonnie Irby , a Realtor with Keller Williams Realty Premier Partners. She says more expensive locations include Vancouver's waterfront area, a billion-dollar development, about 9 miles southwest, and the city of Camas , about 14 miles southeast. Neighboring Skamania County has a somewhat lower cost of living than Clark County.
A quiet suburban vibe and a slower pace than the city
Besides being convenient for commuters, Five Corners appeals to people seeking a quieter atmosphere and slower pace than the city. "A lot of people live in the north Vancouver suburbs to be close to Downtown Portland without the noise," says Nycole Peraza-LaFave , managing broker with eXp Realty.
Mostly single-family homes from the $300Ks to $900Ks
In Five Corners, you can find everything from mid-20th-century ranch-style homes to early 2000s Colonial Revivals and brand-new contemporaries. Single-family homes make up the bulk of housing, and the owner-occupancy rate is about 75%. Prices typically range from the $300,000s to $900,000s. Irby says older homes are usually more affordable and often have larger lots. "For '70s, '80s and '90s builds back then, it was much more typical to have a 7,000-to 10,000 square-foot lot. Now you are generally going to have a very, very small yard," Irby says, referring to newer homes.
Split between Battle Ground and Evergreen public school districts
The districts serving the area are Battle Ground Public Schools and Evergreen Public Schools, which are assigned to parts of Five Corners generally toward the north and south, respectively. Battle Ground's zoned schools for the area are ranked a little higher than those in the Evergreen district. Both districts allow in- and out-of-district transfer requests. Cornerstone Christian Academy is a highly rated private school in Five Corners for kindergarten through 12th grade, and there are other options throughout the Vancouver area.
Most people drive, and Portland is the prime commuter destination
Although C-Tran bus service is available in Five Corners, usage is fairly low, as most people drive. "Most people here are commuters to Portland, so access points are really important. Interstate 205 is the main freeway people would connect to that are coming out of the Five Corners area," Irby says. The trip from Five Corners to downtown Portland is approximately 19 miles. Irby also mentions Padden Parkway, an east-to-west thoroughfare. "We don't have a lot of east-to-west in Vancouver. South of Padden, right in that quadrant, is Five Corners," Irby says. State Route 503 and 117th Avenue are also frequently used. "They are the same road. In Vancouver, Washington, we tend to call the same road two or three different things—we like to keep it interesting."
Stores and restaurants are close to home or within a few miles
Small shopping centers, such as 5 Corners Mall, feature independently owned businesses and restaurants. Lisa's Country Kitchen and The Drunken Crow Pub & Grub are two local favorites. Lucky's Roadhouse is known for its dancing nights, held multiple times a week. Lessons are available for different levels, and line dancing is a popular pick. Big-box stores like Costco and The Home Depot are just west of Five Corners, while on the south side of the community, Fourth Plain Boulevard has some shopping centers. Grocery stores within several miles of home include Natural Grocers and Grocery Outlet Bargain Market.
Recreational sites, events, festivals and a farmers market
Orchards Community Park is a neighborhood space with a playground, horseshoe pits and a reservable shelter for picnics or parties. Other recreational sites nearby include the Clark County Family YMCA and Hockinson Meadows Community Park, which features baseball diamonds, a disc golf course and a dog park. Club Green Meadows is a private club with a golf course, tennis courts and a pool. Additionally, Vancouver and Battle Ground host events at locations within about 7 miles of Five Corners, including: • Vancouver Waterfront Park – free evening concerts on Thursdays in July • Downtown Vancouver – the Vancouver Arts and Music Festival in late July and early August• Columbia Tech Center Park, East Vancouver – family-friendly Friday Night Movies in August• Downtown Battle Ground – a seasonal farmers market on Saturdays
