Five Forks transformation from farmland to upscale suburb
Named for the junction of five original roads, Five Forks is a prominent suburb of Greenville that has seen rapid growth since the early 1990s. Before its wave of development, Five Forks was highly rural, known for its working farms and livestock trade. Other than its still rural outskirts, the center of the community has completely changed its image, now stocked with shops, restaurants and subdivisions. Five Forks' modern development is reflected in its large contemporary properties and intricately sculpted landscapes. Residents have access to recreationally diverse green spaces and top-rated schools. "Five Forks is part of Greenville proper, but you'll see it falls under a Simpsonville zip code. It helps delineate which part of Simpsonville you're talking about. At this point, it's its own community," says Heather Barajas, Realtor with Greenville Dream Team of Marchant Real Estate. "It's certainly known for being an affluent area with upscale neighborhoods."

Custom-built homes and a surge of new construction
Residential streets are brimming with homes less than 25 years old, situated on large, well-manicured lots. Five Forks' original rural setting allowed developers to work with the existing natural beauty. "If you're looking for a brick ranch home from the 1950s, you're not going to find it in Five Forks," says Lisa Williams, co-owner of Burton, Williams and Co. at Keller Williams Drive. She was born and raised in upstate South Carolina. Most houses in Five Forks are custom-built, ranging from French Country styles to stucco Craftsmans. "Renovations won't be as needed as they would with an older home. Any upgrades people are making are mostly cosmetic." Prices here start in the mid $200,000s and go up from there, even climbing to over $1 million."It's shocking if we have a listing that sits for more than 10 days," Williams says. The area is also seeing a boom of contemporary construction in the form of townhouses and large, new traditional properties. Builders have incorporated community amenities like pools, ponds, walking trails and playgrounds.
New twists on classic styles are the mainstay of Five Forks homes.

No shortage of shops on Woodruff Road
Woodruff Road is the commercial hub where locals go to shop or head out for a meal. "Five Forks is basically known for its businesses, and they're all congested in one area," Barajas says. "It's great for convenience, but the traffic can get a little crazy." Food Lion, Publix and Lowes Foods all sit within a mile of each other at the center of Five Forks and surrounding them are a variety of locally owned restaurants. Bullwinkle's Tavern hosts trivia nights and game day watch parties in a laid-back environment, serving draft beers and bar bites.
