Located just south of the Burlington Northern Sante Fe Railroad, Railroad Springs earns its name from the sounds of passing trains that frequently fill this suburban neighborhood. “Trains roll through here constantly,” says Lori Anna Harrison, real estate agent with My Home Group, who lives in Flagstaff. “People definitely notice the noise, but they get used to it, and it kind of becomes nostalgic – I personally love the sound of trains.” The neighborhood sits in a section of North America’s largest ponderosa pine forest at the base of the San Francisco Peaks. Sections of the Flagstaff Urban Trails System weave through, and it’s easy to find bike routes that lead 3 miles to downtown. Many first-time homebuyers buy manufactured homes or townhouses here, drawn to the entry-level price points and the natural environment; shops and restaurants sit outside of the neighborhood, and locals can attend annual events nearby.

Manufactured homes and townhouses
Throughout the neighborhood, manufactured homes and townhouses built during the early 2000s line narrow streets. Manufactured homes with up to three bedrooms typically feature walkways leading to shaded front door porches and long driveways with two-car garages. “Most have gorgeous yards full of mature pine trees, and they can see the mountains.” says Harrison. Two-bedroom townhouses here each have a two-car garage under the main living space. Some have stone pillars on either side of the walkway leading to front doors, and flowerpots line balcony ledges. Both housing styles vary from 1,200 to 1,600 square feet, and from $400,000 to $550,000.

Driver education at Flagstaff Unified district schools
Local kids may attend Flagstaff Unified district schools, including Eva Marshall Elementary, which earns a B-plus from Niche, and Mount Elden Middle, which earns a B. At the B-plus-rated Flagstaff High, students can participate in the Arizona High School Driver Education Program, consisting of 30 hours of classroom instruction and six hours of driving time with an instructor. Upon completion, students receive a certificate and a coupon for a free Driver Safety Kit from the local NAPA Auto Parts store.

Interstate 40 sits roughly 2 miles south and Interstate 17 is found about 3 miles southeast; Historic Route 66 is less than a mile south. Railroad Springs Boulevard is the neighborhood’s main thoroughfare, and Route 66 leads 3 miles northeast to downtown Flagstaff; designated bike routes also parallel Route 66. A multi-use dirt-packed path – part of the Flagstaff Urban Trails System – borders Railroad Springs Drive. Flagstaff Medical Center sits about 4 miles northeast, while Flagstaff Pulliam Airport is roughly 7 miles south.
Trails with mountain views and a 40-room mansion
Railroad Springs is surrounded by shaded biking and hiking trails. A roughly 1-mile paved path – part of the Flagstaff Urban Trails System – parallels Railroad Springs Boulevard in the neighborhood’s eastern end, while dirt-packed loop trails run along railroad tracks to the north; both are popular with joggers and cyclists looking for mountain views. Two miles east, the Riordan Mansion State Historic Park includes the 1904 Arts and Crafts-style mansion, a 40-room, 13,000-square-foot estate, a visitor’s center and gardens; visitors can take tours of the home and gardens, or attend lectures about archaeology. The nearby Guadalupe Park features a playground and softball field.
Egg sandwiches and New York-style pizzas
Residents have to travel outside the neighborhood for shopping and dining. The Last Haul Coffee and Wine Lounge, located at the Woody Mountain Campground, is about a mile southwest, and serves egg sandwiches, and customizable charcuterie boards paired with local wines. At the University Plaza Shopping Center 2 miles east, The Pizza Guy, a counter-service eatery, specializes in New York-style pies. Residents here can also shop for outfits at Ross and grab groceries at Safeway. Other area grocers include Sprouts Farmers Market, and department stores like JCPenney and Marshalls can be found at the Flagstaff Mall, about 7 miles northeast.
