Sunnyside
Neighborhood in Flagstaff, Arizona
Coconino County 86004
Ranch-style homes and multi-family duplexes among pine trees
Sunnyside has a hot housing marketing, with houses staying on the market about half as long as the national average, with prices are up 21 percent. Along the neighborhood's sidewalk- and tree-lined streets, most homes are midcentury ranch-style houses with three or four bedrooms, but there are also some multi-family duplexes, which investors purchase to rent out. Most ranch-style homes have one front gable, wide driveways and front and back yards enclosed by chain-link fences; lots range from 750 to 1,700 square feet, determining the price range of $270,000 to $460,000. On the western and southern ends of the neighborhood, split-level duplexes from the 1980s and early 2020s have two to four units, upgraded appliances and either one-car garages or private parking spaces; prices range from about $1 million to $1.2 million.Interstates, public buses and bike routes
Interstate 40 sits roughly 3 miles south, and Interstate 17 is about 6 miles southwest; the neighborhood's bordered southeast by Historic Route 66. Sunnyside's main thoroughfares are Main, Fourth and Izabel Streets, but West Street leads 3 miles southwest to Downtown Flagstaff. Mountain Line Public Transit buses travel the neighborhood, and Amtrak trains depart from the Visitors Center station Downtown. Bike routes parallel most residential streets, and the Sego Lilly Trail – part of the Flagstaff Urban Trails System (FUTS) – sits just west. Flagstaff Medical Center sits about 2 miles west, while Flagstaff Pulliam Airport is roughly 9 miles southwest.Architectural design classes at Coconino High School
Local kids may attend Flagstaff Unified district schools, including W. F. Killip Elementary, which earns a C-plus-grade from Niche, and Sinagua Middle, which earns a B-minus. At the B-minus-rated Coconino High, students interested in pursuing careers in architectural interior design can take three related classes through the school’s Career and Technical Education program.Nearby Mexican and barbecue eateries and a variety of shops
On the neighborhood’s southern end, La Fonda Mexican Food offers traditional Tex-Mex fare with margaritas, while just north, Cedar House Coffee Shop and Bakery is a popular spot for pastries and lattes. The dimly lit, jazz-themed Satchmo’s, found in the Greenlaw Village Shopping Center about a mile east, serves slow-roasted barbecue and gumbo. The Kachina Square Shopping Center’s salons and gift shops are found further east. For groceries, locals head to Safeway a mile north of the neighborhood or make a quick run south to Heena Mini Mart. Big-box stores like Walmart and Target are roughly 1 mile south across Route 66, and 3 miles northeast, the Flagstaff Mall offers department stores like JCPenney.Stargazing at Buffalo Park
Every September, Flagstaff hosts its free, two-day Star Party and Celebration of the Night stargazing event at Buffalo Park. “The city holds its dark skies close to their hearts,” says Lori Pappas, Marketing and Media Relations and Vice President of Discover Flagstaff. “Residents were focused on limiting light pollution here, before it was cool to do so — and they continue to be.” Local astronomers, both professional and amateur, bring around 30 telescopes for the public to look through, and host presentations and guided constellation tours.Spots for basketball and BMX biking near hiking trails
Set northeast, the roughly 3-acre Ponderosa Park offers a kids’ playground, basketball courts and sand volleyball with mountain views, while a few blocks west, the Coconino Skatepark, locally known as The Basin, features four steeply banked bowls designed for vert-style BMX biking. The Sego Lily Trail, a dirt-packed section of the Flagstaff Urban Trails System (FUTS) that’s popular with hikers and cyclists, starts in the extreme western end of the neighborhood, connecting with 215-acre Buffalo Park’s trails about 2 miles northwest. For group fitness and dance classes, or to hit the weights, the Hal Jensen Recreation Center is a short jaunt west.Fire alerts and snowstorms
There's an extremely high risk for fires here. Pappas says that residents can sign up to receive fire restriction alerts through social media, which describe activities to avoid on certain days; permanent restrictions include dragging chains behind vehicles and parking in dry, grassy areas. The nearest fire station is 2 miles southwest of the neighborhood. About 100 inches of snow can fall in this general area every winter, and sometimes it can take days before city snowplows can clear residential streets.
