Flatwoods is a quiet bedroom community, 5 miles from Ashland
About 5 miles outside of Ashland, Flatwoods is a mostly residential community with quiet, winding streets and access to Route 23. “It’s a bedroom community,” says Bea Rice, a local broker with over 20 years of experience in the area and co-owner of the Flatwoods branch of Ross Real Estate Services. “Everything is walkable, and the school district is ranked high in the state for academics and sports.” In addition to schools, local parks host family-friendly gatherings and even more outdoor recreation at the Wayne National Forest, about 10 miles away.
Mostly 20th-century homes along tree-lined streets
Homes in Flatwoods are organized along narrow winding roads, including many ranch-style homes and cottages from the early- to mid-20th century, along with some split-levels and bi-levels from the 1970s and ‘80s. Homes often feature shaded front porches and minimalist vinyl or brick exteriors, along with spacious grass lawns dotted with mature pine trees. Prices range from $80,000 to $420,000, though properties needing repairs and renovations can sell for less. Some homes near the river may experience noise pollution from industrial rail lines that run along the water. “The trains don’t run as much as they used to,” Rice says. “When you live in town, you hear the trains coupling, but it’s not that loud.”
Local public schools are highly rated
Flatwoods is zoned for the sought-after Russell Independent School District. Students in the area may attend Russell Primary School, which earns an A from Niche, up until second grade. Afterward, they can move to the A-minus-rated Russell-McDowell Intermediate, then the A-minus-rated Russell Middle. The B-plus-rated Russell High has well-regarded seasonal sports teams, including golf, soccer and wrestling. The Russell Area Technology Center offers specialized programs for high schoolers, including construction, electricity and computer science.
Many local parks, with more recreation at Wayne National Forest
B.F. Crager Community Park is home to basketball courts and playgrounds, with a walking trail that runs around the park. Flatwoods Dog Park is also located nearby, providing a space for local pet owners to take their pups. The Flatwoods City Pool is open seasonally in the summer, with public tennis courts next door. About 10 miles north, on the other side of the Ohio River, the Wayne National Forest covers thousands of acres of nature preserves. Lake Vesuvius, located within the forest, is a hub for outdoor recreation with beaches, campgrounds and miles of multiuse trails in the surrounding area.
Annual fall festival held at the community park
The Flatwoods Parks & Recreation Board hosts community gatherings, including the annual Harvest Festival in October. The festival includes lots of food vendors and kids' activities, followed by a Halloween Parade and a free spooky movie night in the evening
Restaurants are mostly found along Argillite Road
Argillite Road is the main commercial drag in the area, spotted with businesses and local restaurants. Pappy’s Cookin’ is a homestyle diner serving American fare and all-day breakfast in a casual setting, while Taco Brothers is a popular café that serves Mexican food. Nearby grocery stores include Pennington’s Food Fair.
Connected to surrounding towns on Route 23
Route 23 connects locals less than 10 miles to Ashland and about 20 miles to Huntington. Lexington, the nearest city, is about 120 miles away on Interstate 64. UK King’s Daughters Medical Center is about 10 miles away, while Huntington Tri-State Airport is about 15 miles away. Industrial train tracks border the community on the north side.
