Westlake’s median sale price is approximately $650,000, significantly lower than in neighboring Echo Park and the overall city median. Single-family homes often range from the upper $400,000s to $1.2 million. Condos typically run from the upper $200,000s to $1.13 million, plus monthly HOA fees of about $350 to $1,600.

Westlake is conveniently situated for getting around LA. Residents can:

  • Drive via the Harbor and Hollywood freeways — Interstate 10 is also close

Tajima High School. New Covenant Academy, a private Christian school offering kindergarten through 12th grade, is located just west of the community.

Westlake events and attractions

When the community was founded in the 1800s, the main highlight was Westlake Park, now called MacArthur Park. Today, the park remains a big part of life in Westlake. “It’s a busy place — a lot of people go to play soccer, and they have summer concerts and cultural celebrations there,” Shin says. The neighborhood also has several event venues, including Dynasty Typewriter, a popular spot for comedy shows, and The Bellwether, an indie music venue.

Potential cons to living in Westlake

Like much of LA, Westlake deals with traffic and limited parking. With the city’s ongoing Metro rail expansion, car-free travel is becoming a more viable option for residents.

Historically, MacArthur Park has experienced issues with crime and drug use. Continued efforts, including the Reconnecting MacArthur Project, are focused on making the park safer and more welcoming for pedestrians.
