Why buyers choose Westlake
Westlake is a community in Central Los Angeles that borders downtown. Homebuyers appreciate its relatively low housing costs and convenient access to public transportation and freeway travel. The neighborhood’s attractions include MacArthur Park, as well as a variety of restaurants and entertainment venues. Children living in the area have a choice of strong public, private and charter schools.
Westlake is just west of Downtown Los Angeles.

Cost of living in Westlake
Westlake’s median sale price is approximately $650,000, significantly lower than in neighboring Echo Park and the overall city median. Single-family homes often range from the upper $400,000s to $1.2 million. Condos typically run from the upper $200,000s to $1.13 million, plus monthly HOA fees of about $350 to $1,600.
Along with its relative affordability, Westlake’s location also draws buyers, says David Shin, Realtor with Dream Realty and an LA resident since the 1990s. “You’re right in the middle of everything — Koreatown, Echo Park and Downtown LA.”
Westlake has a mix of apartments, condos and single-family homes.
Larger single family homes make up a small portion of the area's housing.

Drive via the Harbor and Hollywood freeways — Interstate 10 is also close
Ride the Metro B or D line subways, which run to downtown, Union Station and Hollywood
Use the Metro Bike Share system — Seventh Street and other nearby roads have bike lanes
Walk to local services, like PIH Health Good Samaritan Hospital
Charter schools, private options and LAUSD’s school choice
The highly rated Los Angeles Unified School District serves the area. Families have a choice of neighborhood schools, as well as magnet and specialty programs. At MacArthur Park Elementary School, students can take visual and performing arts classes or enroll in Spanish dual-immersion classes. Westlake also has strong charter options, like Alliance Ted K. Tajima High School. New Covenant Academy, a private Christian school offering kindergarten through 12th grade, is located just west of the community.
Some students attend Camino Nuevo Charter High School.
Rosemont Avenue Elementary is one of many neighborhood schools.

Westlake events and attractions
When the community was founded in the 1800s, the main highlight was Westlake Park, now called MacArthur Park. Today, the park remains a big part of life in Westlake. “It’s a busy place — a lot of people go to play soccer, and they have summer concerts and cultural celebrations there,” Shin says. The neighborhood also has several event venues, including Dynasty Typewriter, a popular spot for comedy shows, and The Bellwether, an indie music venue.
The Dynasty Typewriter hosts movie screenings and comedy shows.
In the evenings, residents can walk to concerts and shows.
The Teragram Ballroom is another popular venue.

Dining and shopping in Westlake, plus nearby Koreatown
From authentic Honduran and Indian eateries to Korean hot pot, Westlake has a diverse dining scene. It's also home to Langer’s Delicatessen and Restaurant, a landmark eatery that has earned Michelin Guide recognition and two James Beard Foundation awards. For even more choices, Koreatown is just to the west with dozens of barbecue restaurants and cafes. In Westlake, you have a wide range of shopping options as well, including chains like Home Depot and Target, in addition to locally owned bodegas and bakeries.

Potential cons to living in Westlake
Like much of LA, Westlake deals with traffic and limited parking. With the city’s ongoing Metro rail expansion, car-free travel is becoming a more viable option for residents.
Historically, MacArthur Park has experienced issues with crime and drug use. Continued efforts, including the Reconnecting MacArthur Project, are focused on making the park safer and more welcoming for pedestrians.
Most residents rely on on-street parking, which can be hard to find.
