Flint's Ballenger Park honors William S. Ballenger Sr., notable for his involvement in Buick Motor Company coming to Flint in 1905 and for creating a trust that has supported the park since the 1930s. "Because of its affordability, this is a good area for first-time homebuyers to get in," says Realtor Cynthia Payton-Hines, who works in the neighborhood with Lynn & Associates. Further, shopping, goods and services are along Flushing Road just to the south, and walkable public transportation access means commutes aren't car-dependent. Several area churches offer community support through charitable efforts and addiction recovery services.

Residential Ballenger Park consists mainly of bungalows, ranch styles and two-story saltboxes built between the 1920s and '40s along sidewalk-lined streets with mature, old-growth trees sprinkled throughout. Detached garages, front porches, and fenced backyards are common. Sales prices range from $15,000 to $60,000 and tend to stay on the market for 73 days, significantly higher than the national average of 44. "Many of the homes require renovations, but not all," says Realtor Chris Gebrael, who sells property in the neighborhood with Gebrael Management.

The Ballenger Park green space and Chevy Commons
All homes in the neighborhood are witihin walking distance of Ballenger Park, in the southeast corner of the neighborhood. It has full-length basketball court just down the hill from its picnic area with two grills, a table and an open-air shelter. A mile southeast of the neighborhood, the 60-acre Chevy Commons has a paved trail loop overlooking Flint River. The park was once the site of a General Motors manufacturing plant.

Durant-Tuuri-Mott Elementary and WAY Academy of Flint
Because of Flint's school choice policy, parents must apply for their children to attend any school within the district. Less than a mile south of the neighborhood, Durant-Tuuri-Mott Elementary is a Montessori school with a D rating from Niche. Less than 3 miles east of Ballenger Park, the WAY Academy of Flint serves grades 7 through 12. The project-based middle school curriculum encourages students to practice problem-solving skills to learn how to solve issues facing their community. For example, one project challenges students to design heat packs to warm ASPCA shelter animals in the winter. Its high school electives include robotics, personal finance and career development. The public charter school has a C Niche rating. Kettering University is less than a mile south of the neighborhood. The private school has roughly 1,900 undergraduates and 400 postgraduates.

Rube's Bar & Grill and In/Out Taco Stand
Dining options are within walking distance of most residents and along Flushing Road. Rube's Bar & Grill hosts karaoke nights, live bands and weekly comedy shows. With several flatscreen televisions, it's a good place to watch sports. About a half mile farther down Flushing Road are several other options, including Savvy Sliders, a fast-food option and King Arthur's Pasties and Bakery. On Ballenger Park's northwest corner, In/Out Taco Stand is a red shed that serves Mexican dishes like sopes and tostadas. Midway Market is the neighborhood's closest grocer and serves sandwiches and salads in addition to essentials. Save A Lot is about a mile west of the neighborhood.

Getting around Flint
Commutes to downtown Flint are about 2 miles east via West 5th Avenue and North Grand Traverse Street. The Hurley Medical Center Emergency Room is about a mile east of Ballenger Park via Flushing Road. Bishop International Airport is 6 miles southwest of the neighborhood via Interstate 69. Bus stops line North Chevrolet Avenue, on the neighborhood's western border. "There are bus stops, but almost everyone in this area uses their own vehicles to get around," Payton-Hines says.
Flint water cleanup
A decade ago, inadequate water treatment practices caused a dangerous rise in the lead levels of Flint's drinking water. On January 21, 2016, the EPA ordered the city and the State of Michigan to take action to protect residents and address the public health threat. Flint's water system has continually tested below action levels for both lead and copper since 2016, but the EPA still recommends the use of lead filters in Flint as a precaution.
