An affordable and convenient Flint neighborhood
Ballenger Square gets its name from William S. Ballenger Sr., a businessman who helped bring Buick Motor Company to Flint in the early 20th century. Due in part to that decision, Flint's population more than quadrupled between 1910 and 1960 — when most of the neighborhood's homes were built. Today, Ballenger Square offers homebuyers the opportunity to own a mid-century, single-family home for less than $90,000. "The houses are more mature but more affordable than in most Flint neighborhoods," says Realtor Sparkle Rattler, who sells homes in the neighborhood with eXp Realty. Convenience is also a perk for residents. The neighborhood is within walking distance of several parks, and a cluster of restaurants and stores is located on its southwest corner. The community's churches play a significant role in connecting residents, and there are several public bus stops in the neighborhood.

Bungalows, ranch styles and bi-levels
The neighborhood's streets are lined with sidewalks, and trees shade many of the narrow lots, which include detached garages in their backyards. Homes in Ballenger Square were built between the 1920s and '50s, and styles include wood-exterior bungalows, ranch styles and bi-levels. Prices range from $15,000 to $90,000, below Flint's median price. "There is some blight, and there are even a few empty properties, but the upside is that property values are increasing," Rattler says. "Some of the empty homes are being torn down."
