Glendale is conveniently located on Flint’s west side

Just across the Flint River from Kettering University, Glendale is one of the most well-maintained neighborhoods on the city’s western edge. When Flint's auto industry declined in the late 1900s, much of the city fell into disrepair. Glendale was less affected because so many residents were employed by the university or the nearby McLaren Flint hospital. Today, the area remains popular among education and healthcare workers, and the Glendale Hills Neighborhood Association fosters an active community. Like most neighborhoods on the outskirts of the city, homes typically sell below Flint’s median price point of $90,000. The draw to this location is that you can enjoy lower prices yet still be less than 10 minutes from Downtown Flint and across the river from all the revitalizing activity of Mott Park.

Historic catalog homes and rental properties

Houses here were built in the early to mid-1900s, with architectural styles including Tudor Revivals, bungalows and small Cape Cods. “A lot of them were those Sears homes that you would order from a catalog, and they would deliver the wood and materials,” explains Rob Moen, the managing broker of Keller Williams First, who has experience selling all over the greater Flint area. “You’ll see a lot of hardwood floors and wide oak trim. These were drop-dead gorgeous homes back in the day, and a lot of them still are, as long as they’ve been maintained.”

Investment properties can start at $30,000, with prices increasing to $80,000 for more move-in-ready homes. Houses in the mid-$100,000 price range have fresh renovations or larger floor plans. Prices are comparable to those in the nearby Mott Park neighborhood but significantly lower than prices outside the city limits, such as Flint Township. About 50% of the population rents, either in rental homes or the neighborhood’s large apartment complex. With the nearby university and hospital, there are some student renters.

Convenient commutes for working professionals

Located approximately 1 mile from Kettering University and adjacent to the McLaren Flint hospital, one of the neighborhood’s biggest draws is its convenient location. “It’s easy to get on the expressways,” Moen says. “And if you are working at the hospital, it’s perfect, you can just walk there.” As a result, this neighborhood is popular with healthcare workers and university professionals.

Public transportation to downtown Flint

Downtown Flint is less than 3 miles away. For residents without a car, a bus line along West Court Street connects to the city center in under 20 minutes. Downtown is home to a year-round farmers market and the University of Michigan-Flint.

Walkable to the amenities of Mott Park

With pedestrian bridges across the Flint River, it’s a short and scenic walk over to the neighboring area of Mott Park. “There are some really cool parks in that area,” Moen says. “There used to be a golf course called Mott Park that was closed down and turned into a community park.” Amenities now include:

  • Mott Park is the namesake green space with tennis courts, a playground and a dry hockey rink.
  • Mott Park Disc Golf Course is an 18-hole course along the banks of the Flint River.
  • Mott Park Clubhouse was renovated by the community to become an event space, with year-round programming in nature, fitness and the arts.
  • Mott Park Recreation Area offers kayak launches onto the Flint River and fishing spots.

Several options for schools in the area

Local kids are zoned for Flint Community Schools, and families can apply to several magnet schools within the district. The city of Flint is known for having significantly lower ratings than surrounding suburbs like Grand Blanc Township or Fenton. However, Michigan’s schools of choice program makes it possible to apply for out-of-district transfers to other schools in Genesee County. Transfers are subject to capacity limits, and every district has its own specific rules. Demand is often high for well-rated districts, so kids are not guaranteed a spot.

Just 2 miles away, Powers Catholic High School is ranked among the best private high schools in the greater Flint area.

Water safety update

Flint’s tap water became unsafe to drink in 2014 when the city switched its water source, causing a major public health emergency. Today, the city’s water meets the safety standards set by the Environmental Protection Agency. Nearly all water lines have been replaced, but many residents continue to use filters as a precaution. The city continues to offer free water testing and home filters.
