The rapid rise of Florence, Mississippi
"If Florence, Mississippi were a stock, I'd buy all I could," says Kim Boudreaux, a Realtor who has worked for over six years in the area with Dream Home Properties Inc. "They keep making improvements and widening the roads, and while this used to be a residential area, now shops and restaurants are popping up." Florence sits in Rankin County, just 12 miles south of Jackson, and is home to the sought-after Rankin County School District. While the area is growing with new housing developments, new boutique shops and restaurants, it still has a rural feel, with homes having large, private lawns. "It's a growing community, but it still has that 'everybody knows everybody' feeling," says Cathy Magee-Byrd, a Realtor with Havard Real Estate Group. "There are several churches around here, and they have a lot of community outreach and events throughout the year."

Homes in Florence are a mix of mostly new construction with some older, mid-century homes. House prices tend to stay between $180,000 and $400,000, and many of the subdivisions are on quiet streets away from Route 49. "Prices are rising regularly in this market, and I can't say that for every area," Boudreaux says. "This market is hot, and it's only going to get hotter."

Driving along Route 49
Most of the action is around Route 49, which serves as the main route to Jackson and other communities in the metro area. There is not a great deal of public transportation usage in Florence. "We tend just to drive here," Boudreaux says. "The area isn't that big, and the proximity to highways makes it easy to get where you need to be by car."
In Florence, Berry's Seafood Restaurant offers all-you-can-eat Southern classics.
A seafood haven south of Jackson
Berry's Seafood is a local favorite in Florence, serving southern comfort foods and a seafood buffet. More dining options are lined along Route 49 that will satisfy any hungry stomach. Options vary from Louisiana-style Cajun food from Crawfish Shack to Mexican fare at Los Cazadores. Residents can get fresh fruits and vegetables from Donna's No. 6 Produce, but the farmer's market offers much more than that. This one-stop shop has an ice cream and fudge shop, as well as boiled peanuts, which are a local favorite. For a more traditional shopping experience, Kroger and Walmart are located just up Route 49.
Steen's Creek Elementary serves 550 students in grades K-2.
Highly rated Florence schools
Kids in town head to the highly rated Rankin County School District, beginning at Steen's Creek Elementary School for kindergarten through second grade, which has a B-plus rating on Niche. Next up is Florence Elementary, which has an A rating on Niche and was named the fourth-best school in the county. Florence Middle holds an A rating, while Florence High has a B grade. Florence residents rally around the high school's sports teams, with the rafters usually full during home games. "The high school is pretty centrally located. There's a couple of subdivisions around it, so you can probably sit in your backyard and listen to the ballgame," Magee-Byrd adds.
Hemphill Park features sports fields, tennis courts, a play area, and a walking track.

Parents take their kids to Hemphill Park to traverse the playground. The park's splash pad provides some cool relief during the summer months. "It's a few hours from the Mississippi Gulf Coast. It's close enough that you can take a day trip there and still get back in the evening," Magee-Byrd says.

Florence is a very nice town to live in. Crime consists of running the stop signs or red light. Small town but close enough to larger towns.

ITS OKAY FOR THE SIZE TOWN I LIVE IN. WE HAVE SEVERAL LOCALLY OWNED RESTAURANTS AND BUSINESSES. THE PEOPLE WHO OWN AND RUN THESE TAKE A LOT OF PRIDE IN THEIR BUSINESS AND COMMUNITY. THE PEOPLE WHO LIVE HERE, IF AT ALL POSSIBLE, TRY TO PATRONIZE LOCAL SMALL BUSINESSES. THE CHAIN BUSINESSES AND RESTAURANTS COULD STAND BETTER MANAGEMENT AND PRIDE IN THOSE BUSINESSES (i.e. CLEANLINESS, STOCK, PRICING, FRIENDLINESS OF EMPLOYEES ETC.)

Florence is a beautiful city. There is always something to do, and everybody you meet is polite. The restaurants in the city are cheap and tasty. The city is a good place for anybody to feel at home.
