While certain Flushing neighborhoods nearby like Queensboro Hill can have a large spread in prices, starting as low as $200,000 for some condo units, homebuyers won’t find such a wide range here. “You could say the location itself is what drives the price up, even though lot size is a factor, and the year the house was built,” says Cheng. That brings up another factor, too: Most of the homes here are detached single-owner properties. “Prices will easily go up to $1 million,” Cheng says. In the $1 million to $1.3 million range, homebuyers will see properties that allude to Cape Cod and bungalow style. “No one here would call them cottages, though,” Cheng says. “They are just homes on the smaller side.” Homes in the $2 million to $2.5 million range, however, present a striking modernist look with blocky facades. Unlike the reds and tans of the smaller homes, these four-bedroom and five-bedroom properties use whites, blacks and slates. In any case, all these properties come with some form of greenery. “The homes here have decent-sized yards,” Yadgarova says. Homebuyers can expect to see modest landscaping, like hedges and trees.Union Turnpike brings global flavors
Union Turnpike forms the southern border of Utopia, and that’s where residents head when it’s time to shop and dine. There are a few prominent names like Verizon, Cold Stone Creamery and TJ Maxx. But the real flavor of this area is best found in the global variety of restaurants. “There’s not a ton of big shopping in this neighborhood but there’s always food,” says Cheng. “You’ll never run out of food options here.” Asian cuisine is always on tap, whether that’s at Ganda Sushi or Sup Thai Kitchen. But this is also a place for New York classics: the street has a couple of pizzerias, a bagel shop and a stop for cannoli at Lulu’s Bakery. Highly rated schools also increase the appeal of Utopia. The Holliswood School is rated A-minus by Niche and has a 12-to-1 student-teacher ratio. Ryan Middle is an A-rated school with a 17-to-1 student-teacher ratio. Bayside High receives an A-minus and offers specialized tracks for earning college credits, from environmental engineering to sports medicine.Utopia Playground is a community focal point
Utopia Playground, a triangular parcel along 73rd Street and Utopia Parkway, is certainly a focal point of local pride. It pulls in visitors from bordering neighborhoods. “Utopia and Hillcrest merge around this area,” Cheng says. Vibrant, colorful playground equipment mixes with facilities for baseball and basketball. There’s also Cunningham Park about 10 blocks east. The largest park in Queens draws visitors who want to hike and bike on trails, or simply enjoy leisure time at the dog run.A walkable grid
The Long Island Expressway will get drivers to Manhattan in about 40 minutes, as they make the 14-mile trek in. John F. Kennedy International Airport is about 7 miles south, and takes a little less than a half hour to reach. Of course, with its neatly gridded layout, Utopia is a walkable community. Buses run along Utopia Parkway, 188th Street and the central drag of Utopia, 73rd Avenue.
