"The Parkway is one of my favorite neighborhoods in Folsom and is always a top contender for buyers coming to our area," says Lauren Bushell, a Folsom resident and Realtor with McKiernan Realty.

Modern homes within an active HOA
The contemporary homes in The Parkway range from 1,800 to 3,500 square feet, with Mediterranean-inspired stucco exteriors and tile roofs. Prices start around $670,000 and get up to $950,000 for larger homes with backyard pools. Compared to similar surrounding communities, lot sizes are smaller, but homes tend to be larger and more modern, most built in the late 1990s and early 2000s. But what really sets The Parkway apart is its proactive Homeowner's Association, which might be a draw or a drawback, depending on what a homebuyer is looking for. "There is an HOA that covers front yard landscaping and has strict requirements on exterior paint colors and parking, so the community always shows impeccably," Bushnell explains. "You'll never find a dead lawn or an unwanted RV next door…but you need to be a homeowner that loves abiding by rules and regulations."

Top-ranking schools in Sacramento County
Students are part of the Folson-Cordova Unified School District and are zoned for some of its top schools. Most kids can walk to Oak Chan Elementary School, which gets an A rating from Niche. Then it's on to Folsom Middle School, rated A and Vista Del Lago High School, rated A-plus. Niche ranks the middle and high schools as the top options within the district and among the top five within the whole county. Vista Del Lago is known for its strong academic culture, with AP courses and a Career and Technical Education program that prepares students for their next steps.

"My favorite part of the neighborhood is the trail system that runs throughout the community, splitting the neighborhood in half and providing miles of trails to run or ride your bike," Bushell says. "This is what gives the Parkway its name. Many homes in the community back up to the trail system and green space, offering tranquility and privacy — the city did a great job planning the neighborhood." The trail network connects several local parks, like Econome Family Park, which has modern sports amenities, and the nearby Castle Park, beloved by kids for its themed wooden play structure.

Close to shopping centers
The Folsom Square shopping center, with a Trader Joe's and Target, is conveniently just 2 miles down Blue Ravine Road. And the Raley's in the north is even closer, less than a mile from some homes. There are a couple of eateries and a sports bar around the Raley’s, and Folsom has plenty to choose from for more dining options.

The Folsom region is known for its outdoor offerings, from water sports on Folsom Lake to skiing and hiking out in the Sierras. Folsom itself has several festivals as well as the Premium Outlets for shopping and a quaint Historic District. And when Christmas comes around in The Parkway, many neighbors go all-out, giving a festive air to the whole community.
