Less tourist traffic and more year-round neighbors in Forestdale

Forestdale is a primarily residential village in Sandwich , Cape Cod’s oldest town. Many cape communities have largely seasonal populations, but Forestdale’s proximity to Joint Base Cape Cod tends to attract more military families and fewer vacationers. “You’re probably looking at 80% to 85% year-rounders,” says Kevin Cosgrove, a Realtor with Compass who has lived in Sandwich for more than 13 years. “You’re not going to be as affected by tourist activity in Forestdale, and you’re not going to be the only one on your street during the winter.”

Convenience is another draw for some buyers. The village sits near shopping areas, recreation sites and the Sagamore Bridge. “For people who want to live on the cape and want to be able to get off the cape easily, it’s ideal,” Cosgrove says. “On a good day, you can make it across the bridge in 10 minutes.”

Snake Pond and Oak Crest Cove Park are popular recreation areas

While Forestdale is a few miles from Cape Cod Bay beaches, it is home to Peter’s Pond and Snake Pond, which are stocked with fish and have beaches and boat ramps. Peter’s Pond is the larger of the two, while Snake Pond, reserved for residents with beach passes, tends to be quieter. “The name Snake Pond gives people the wrong impression — there aren’t snakes — we just call it ‘the pond’,” Cosgrove says. “It has a good sandy beach that’s monitored by lifeguards during the peak season.”

The ponds are not the only recreation areas, however. On the north end of Peter’s Pond is Oak Crest Cove Park, a sports complex featuring a skate park, pickleball courts and an indoor gym. It hosts a variety of activities, including Special Olympics sports, youth camps and senior programs. Nature lovers can explore the loop trail through Boyden Farm Conservation Lands, and the nearby Fisk Forestdale Wildlife Management Area provides space for hunting and trapping. The town's Adventure Playground is close by as well.

Wooded neighborhoods and homes from the 1960s onward

Some homes date back to the 1700s and 1800s, but the majority were built in the 1960s or later. Private driveways branch off the edges of the curving streets, and houses often rest behind tall evergreens and oaks. Cedar-shingled Cape Cods, Colonial Revivals and ranch-style homes are common. Most sales range from around $450,000 to $1 million, but waterfront estates and large, custom-built residences generally sell between $1 million and $1.43 million. Cottages and manufactured homes in the gated Sun Retreats Peters Pond community typically cost between $90,000 and $220,000, plus about $700 to $900 in monthly HOA fees.

Owners are responsible for maintaining their own septic systems, and the state requires a septic inspection with all home sales. Parts of the community are prone to flooding, so flood insurance is recommended. The area's CAP Index Crime Score is 1 out of 10, well below the national average of 4.

Forestdale families can choose between public and private schools

From prekindergarten through second grade, children can attend Forestdale School, which gets a B-minus rating from Niche. Oak Ridge School serves third through sixth-grade students and earns a B. Sandwich Middle High School also holds a B, and it offers extracurricular sports such as golf, ice hockey and sailing. Cape Cod has several private schools, including Sandwich Montessori School, located less than 2 miles from Forestdale.

Groceries and restaurants nearby — Mashpee Commons is a few miles away

A few businesses rest along state Route 130, including Carluccio’s Trattoria, a locally owned Italian restaurant. There’s a retail district just north of the village with more dining options, small markets and a Stop & Shop grocery. “For the cape, it’s a large shopping area,” Cosgrove says. Historic downtown Sandwich, about 5 miles away, features cafes and antique stores. Mashpee Commons — an outdoor mall with Vineyard Vines, The Black Dog General Store, Lilly Pulitzer and other popular chains — is around 6 miles south.

Close to Joint Base Cape Cod and the Sagamore Bridge

Residents who work at Joint Base Cape Cod can enter through the Sandwich gate, just west of Forestdale. State Route 130 runs through the center of the village, and U.S. Route 6 is about 3 miles north. It’s roughly a 60-mile drive to Boston , but seasonal traffic may extend drive times. “On a Saturday or Sunday in the summer months, it might take three hours,” Cosgrove says.

Cape Cod Regional Transit Authority buses stop at Oak Crest Cove Park, and during summer weekends, CapeFLYER trains shuttle riders to and from Boston. The closest CapeFLYER station is in Bourne , approximately 12 miles west. Hyannis , around 15 miles east, has another station, as well as the Cape Cod Gateway Airport and Cape Cod Hospital.

Past contamination has led to ongoing soil and water testing

In the late 1990s, pollution was detected in groundwater and soil near JBCC. It was determined that firefighting chemicals and lead bullets were among the likely sources of contamination. Since then, the National Guard and Air Force have monitored area wells, removed contaminated soil and filtered water as needed. Snake Pond is also tested annually to ensure the water is safe for recreation.
