Affordability and convenience just south of Old Town
Within a mile of Old Town’s active commercial district and across the street from the Poudre River trail, East Dale offers plentiful outdoor recreation and restaurants within a five-minute drive. “The community is convenient to Old Town, but the home prices are far more affordable,” says Amy Houlton, a local Realtor with the Houlton Home Team. “It’s one of the biggest draws to the neighborhood.”
Mid 20th-century architecture
The houses in East Dale were largely built in the 1940s and 1950s, with some dating back to the early 20th century. Cottages and ranch-style homes make up the architectural scene and range from $400,000 to $750,000, with price tags increasing by square footage and renovations. Houses sit close together on quarter-acre lots, with well-kept front yards and low-water-use landscaping. The CAP Index crime score in East Dale rates a 7 out of 10, compared to the national average of 4, elevated by cases of property crime. The UCHealth Poudre Valley Hospital is just a half-mile from the neighborhood and is the largest hospital in the greater Fort Collins area.

Dual enrollment at Front Range Community College
Laurel Elementary School lies at the neighborhood’s center and earns a B-minus overall grade from Niche. A half-mile south is the B-plus-rated Lesher Middle School. Fort Collins High School receives an A-minus grade and is ranked the third-best public high school in Larimer County according to Niche. The Bioscience Career Academy allows high school students to study biological sciences through internships, technical training and classroom enrichment. Students can take dual enrollment courses with Front Range Community College to earn college credits while working toward their high school diplomas. The Old Town Library offers programming for people of all ages, from story times and movie showings to computer classes and book clubs. The library also operates a book bike, a mini library on wheels that travels to neighborhood parks and events.

Old Town restaurants
South Lemay Avenue borders the neighborhood to the east and is home to a Safeway and a handful of chain restaurants. Many Fort Collins residents bike or drive to Old Town for a meal out, with dozens of locally owned eateries dotting the area. The Silver Grill Cafe has been open for over 100 years. This local staple offers hearty breakfast plates in an old-school diner atmosphere and is known for its giant cinnamon rolls. Penrose Taphouse and Eatery serves American pub fare from spicy cheese curds and fried pickle chips to slow-roasted pork ribs and a bacon marmalade burger.

The winding Poudre River Trail
Eastside Park sits adjacent to Laurel Elementary School and has a playground, open field space and a picnic pavilion. The Springer Natural Area is a protected woodland along the Poudre River. The Poudre River Trail is a paved, 21-mile path that winds through Fort Collins, Larimer County and Greeley. Edora Park is 2 miles south and has facilities for baseball and tennis, along with a skate park and disc golf course.

Bike around Fort Collins
With a Bike Score of 98 out of 100, East Dale is a biker’s paradise. “We are a top-rated biking town because of our extensive trail systems and bike lanes,” says Houlton. “My husband and I will head out for a 30-mile ride around the city, without needing to use the road for more than a mile.” It’s common for locals to bike downtown for work, and Fort Collins maintains over 200 miles of bike lanes. Transfort operates over 20 routes throughout the Fort Collins area, with two stops just east of the neighborhood on Lemay Avenue. Interstate 25 can take computers 64 miles south to downtown Denver or 45 miles north to Cheyenne, Wyoming.
