Fairbrooke’s modern traditional, craftsman and ranch-style homes were built during the 1980s and ‘90s and have attached two-car garages, quarter-acre lots and fenced-in yards. Houses are between 1,700 and 3,000 square feet, and prices range from $490,000 to $700,000. Three and four-bedroom condos along Northbrook Drive go for $460,000 to $550,000.

Waterside activities at the Horsetooth Reservoir
With 25 miles of shoreline and 1,900 surface acres, the Horsetooth Reservoir sees over 550,000 visitors each year. The area is busiest in the summer months for fishing, swimming, tubing and paddle boarding. Activities don’t end at the shoreline, with over 20 miles of hiking and biking trails, campgrounds and picnic areas. The Red Fox Meadows Natural Area is a protected animal habitat and stormwater detention site with a mile of trails. Rolland Moore Park has a playground, paved walking trails and facilities for pickleball, volleyball, soccer, basketball and baseball. The park’s four baseball diamonds play host to the Fort Collins Adult Softball League. The Spring Creek Trail connects Rolland Moore to Spring Park and other nearby parks, while winding 9 miles along Spring Creek.

Dual enrollment at Rocky Mountain High
Bauder Elementary School earns a B overall grade from Niche. Blevins Middle School receives a B-plus and has a wide variety of after-school clubs, including improv, mountain biking and Lego robotics. The A-minus-rated Rocky Mountain High School has career and technical education courses in business, family and consumer sciences and technology education. The school also partners with Front Range Community College and Aims Community College for dual enrollment and concurrent enrollment courses.

Fort Collins public transit
While Fairbrooke is a largely car-reliant community, there are a handful of Transfort bus stops along West Prospect Road. The community is also bikeable, with a Bike Score of 83 out of 100, and hundreds of miles of dedicated lanes easily accessible from Fairbrooke. Residents are about a 4-mile drive from downtown Fort Collins, which can be reached via Taft Hill Road and Laporte Avenue.Local businesses in the Drake Crossing Shopping Center
The Holiday Twin Drive-in Theater is to the southwest of the neighborhood, and is one of only seven drive-in theaters left in Colorado. The Drake Crossing Shopping Center is home to a Safeway and a small selection of businesses, including Maya Cove, which serves southern-inspired pub fare, from burgers to Alabama-style barbecue, and hosts trivia and bingo nights. Intersect Brewing has around 20 rotating craft beers on tap that can be enjoyed alongside handmade pizza and pretzels. The brewery also has a library of new and used records for patrons to peruse and vintage pinball machines.
