Waterfront homes and a private homeowners association set Lake Sherwood apart from its surrounding Fort Collins neighborhoods. Luxury homes come with views of the Nelson Reservoir, while calm, quiet streets are lined with tall trees and foliage. “On the south side of Fort Collins is where you start to see the lakefront communities,” says April Neuhaus, a local real estate agent with Neuhaus Real Estate. “Prices start to increase, because you’re not just paying for the home, but for residents-only access to the lake and accompanying amenities.”

1970s architecture and reservoir views
Most of the community’s homes were built in the 1970s and early 1980s, with split-level homes, Colonial Revivals and modern craftsmans making up the architectural scene. With an average price of $620,000, the neighborhood is pricier than the average Fort Collins Community. Houses with less than 2,500 square feet range from $550,000 to $650,000, and larger, renovated builds go from $675,000 to $900,000. Homes along the 40-acre Nelson Reservoir on the neighborhood’s south side can range from $1 million to $2.4 million. Houses sit on quarter-acre lots adorned with mature evergreens and aspens with fenced-in back yards are common.

Recreation on the Nelson Reservoir
Most of Lake Sherwood’s waterfront homes have private docks, and all residents can access the lake from the dock at the end of Silver Creek Drive for activities on the water, including kayaking and fishing. The Lake Sherwood HOA maintains a community clubhouse and outdoor pool, open from Memorial Day to Labor Day. The Collindale Golf Course is a mile south and has verdant, pine-lined fairways and well-maintained greens. C.B. & Potts is in the course’s clubhouse and serves classic pub fare, beers and cocktails, with Sunday specials during football season. Warren Park is next door to the golf course and has facilities for tennis, basketball, soccer and baseball. The park also features a playground, picnic tables and a small pond.
Dual enrollment at Front Range Community College
Shepardson Elementary School earns a B-plus overall grade from Niche. Boltz Middle School also receives a B-plus and has a diverse range of clubs and electives, from dancing and boxing club to Odyssey of the Mind, where students learn innovative and creative problem-solving skills. Fort Collins High School receives an A-minus grade and is listed as the third-best public high school in Larimer County according to Niche. High Schoolers can take courses with Front Range Community College to earn dual enrollment credits or to work toward their associate degree.

Boltz Middle School serves over 550 students from grade 6-8th in Fort Collins, CO.

The eatery is also known for its extensive whiskey menu, with over 200 varieties available, and hosts regular tasting events and classes.
