Most of the neighborhood’s homes were built in the early-to-mid 1900s, with a handful of 21st-century houses sprinkled throughout. Houses sit close together on small lots, with mature trees and foliage providing a degree of privacy between neighbors. Historic bungalows and ranch-style homes feature Victorian and craftsman-style adornments, from fish-scale siding to tapered columns. These homes can range from $475,000 to $875,000, while larger, recently built or renovated homes can go for $1.2 million to $1.6 million. “When homes hit the market, they aren’t listed for long,” says Roeder. “It’s one of the most sought-after neighborhoods in Fort Collins and in Northern Colorado.” With a median home price of around $690,000, the community is more expensive than the average Fort Collins neighborhood.

Lee Martinez Community Park lies just northeast of the neighborhood and has baseball, basketball and tennis facilities, along with a playground and picnic shelters. “You can access miles of paved trails within a short walk of most homes,” Roeder says. The Poudre River Trail winds through the park and is one of the longest paved trails in the area, spanning around 40 miles along its namesake tributary though Fort Collins, Windsor and Greeley. The 85-acre City Park is a short drive south and is home to a variety of sports facilities, a nine-hole golf course and a community pool. Parkgoers can walk around Sheldon Lake or cast a line from its shore to reel in bass, panfish and trout. On Tuesday evenings between May and September, City Park hosts the Fort Collins Food Truck Rally, with dozens of vendors and live music.
