Expansive, luxury homes and beautifully maintained yards line the streets of Miramont, a south Fort Collins neighborhood. “A lot of the single-family homes here were custom builds, and you can find more high-end houses with extra square footage compared to some surrounding south Fort Collins neighborhoods,” says Todd Sledge, a local broker with The Group Inc. “I see a wide variety of buyers interested in the community due to the various price ranges, but everyone is drawn to the nearby recreation and Poudre schools.”

Well-maintained lawns and green spaces are around every corner in Miramont, and yards are dotted with aspen and evergreen trees. The neighborhood’s single-family modern traditional homes were built between the mid-1990s and early 2000s, with sizes ranging from 2,000 square feet to around 6,500 square feet. Smaller builds on the neighborhood’s north side range from $550,000 to $750,000, while larger, high-end homes can go for $800,000 to $1.9 million. The area also has a handful of condo complexes, with units ranging from $320,000 to $550,000.

Werner Elementary School earns an A-minus overall grade from Niche. “One of the biggest draws is proximity to Werner Elementary,” Sledge says. “It’s one of the top-rated elementary schools in the district, and homes are within walking distance.” Preston Middle School also receives an A-minus. After the eighth grade, students can move on to the A-rated Fossil Ridge High School, which Niche lists as the third-best public high school in Larimer County. Fossil Ridge students can earn credit through the work-based learning program, where they earn skills outside of the classroom through paid work experience, internships or apprenticeships.

Fossil Creek also has a skate park, a splash pad and an enclosed dog park. Across the street, the 18-hole Southridge golf course is open to the public, complete with a driving range and a clubhouse. Whetstone Climbing is less than a mile from Miramont and is the largest indoor climbing gym in Fort Collins. The gym has hundreds of top-rope and bouldering routes, along with yoga classes and a fitness center.
