A west Fort Collins suburb steps away from City Park
Located 3 miles west of downtown Fort Collins, Mulberry Hill is a small residential community within minutes of highly rated public schools and the expansive City Park. Old Town Fort Collins is a short drive away and is full of local shops and popular restaurants. With arborous street names and mature trees lining the lanes, most of the neighborhood has a quiet, laid-back feel while still being close to the city’s active downtown district. “The area surrounding City Park is one of the most desirable markets in Fort Collins,” says Ian Johnston, a Realtor with C3 Real Estate Solutions who has lived in the city for 13 years. “There’s a diverse housing stock and you’re close to the city’s biggest park while still being close to the charming streets of Old Town.”
Mid-century architecture along Briarwood Road
Split levels, bi-levels and brick ranch-style homes along Briarwood Road and its connecting cul-de-sacs were built in the late 1960s and early 1970s, while bungalows and farmhouses on South Taft Hill Road date back to the 1940s. Homes in Mulberry Hill are generally more affordable than the average Fort Collins neighborhood, with price tags ranging from $450,000 to $700,000. Homes on quarter-acre lots range from $450,000 to $500,000, while those with 1-acre lots Taft Hill Road go for $550,000 to $700,000.

Largest public park in Fort Collins
Just east of the neighborhood is the 110-acre City Park, the largest public park in Fort Collins. The park has facilities for baseball, tennis, pickleball, soccer and basketball, along with a nine-hole golf course. In the summer months, visitors can go for a swim in the City Park Pool, complete with water slides and a splash pad. Sheldon Lake is on the park’s south side, where anglers can fish for bass, sunfish and trout. Every Tuesday between May and September, City Park hosts the Fort Collins Food Truck Rally, with a selection of local vendors and free live music. The Horsetooth Reservoir is 4 miles west of the community and is a popular spot for water activity, from tubing and paddle boarding to fishing and swimming. The land surrounding the reservoir has hiking and mountain biking trails and campgrounds.

Dual language and dual enrollment programs in the Poudre School District
Irish Elementary School earns a B-minus overall grade from Niche and has a dual language immersion program, where students spend half of the school day learning in English and the other half in Spanish. Lincoln Middle School also earns a B-minus grade and is an International Baccalaureate World School. The B-plus-rated Poudre High School lies just west of Mulberry Hill’s residential streets and offers a varied selection of technology education courses, including mechanical design, metals technology and aerospace engineering. Students can take dual enrollment courses through either Aims Community College or Front Range Community College.

Local restaurants surrounding Mulberry Hill and Old Town shops
There are a handful of locally owned restaurants dotting Laporte Avenue and West Mulberry Street. Driving east on Laporte takes residents directly to Old Town, home to local shops like Paul Wood Florist and Old Firehouse Books. The Fox Den No Waste Cafe and Roastery serves hand-crafted coffee, breakfast burritos and baked goods along with a selection of local wine and beer. Brothers BBQ is a Denver-area chain with pulled pork, beef brisket, ribs and more, with meats smoked in-house daily. Gelato & aMore has classic Italian cuisine and a full gelato and dessert bar. For groceries, residents can stop by the King Soopers on South Taft Hill Road.

Getting around Fort Collins
The Transfort public transit system has 25 bus routes across Fort Collins, with stops along Taft Hill Road and Laporte Avenue. Drivers can take Taft Hill 2 miles east to downtown Fort Collins, or Interstate 25 about 67 miles south to downtown Denver.
