With tall pines and blue spruce trees lining the streets, Nelson Farm is a quiet residential enclave 4 miles south of downtown Fort Collins and just a mile from the popular shopping destinations along South College Avenue. Named after John Nelson, an early resident and one of the area’s most successful dairy farmers in the 19th century, the neighborhood was developed in the late 1970s and early 1980s. Today, the Nelson Farm Homeowners Association maintains private neighborhood conveniences for residents and hosts regular neighborhood events.

The community’s winding residential streets and cul-de-sacs feature Colonial Revivals, split-levels and brick ranch-style homes sitting on neatly manicured quarter-acre lots. Many yards have low-water-use landscaping and fenced-in back lots. Steeply slanted roofs are common, along with attached two-car garages. Most of the neighborhood’s homes are between 2,500 and 3,500 square feet, allowing for more space compared to communities in Fort Collins’s west end. “You can get more bang for your buck here,” says Kyle Basnar, a local Realtor with The Group Inc. “Homes have more square footage and bigger yards, plus the neighborhood is basically bookended in the east and west by grocery stores. People like being in walking distance of the nearby shops.” Houses with less than 2,000 square feet in the northwest corner of the neighborhood range from $520,000 to $650,000, while larger, renovated builds can cost between $700,000 and $1.1 million.

The expansive Foothills shopping center
South College Avenue is about a mile west of Nelson Farm and is home to Foothills, the largest shopping mall in the Fort Collins area, with around 30 stores and over a dozen eateries. Smokin Fins serves a combination of seafood, sushi rolls and burgers. Retreat Bakery Bar is family owned and has small batch baked goods that change with the seasons, along with teas and coffee. Nearby spots for groceries include King Soopers and Sprouts Farmers Market.
The Nelson Farm neighborhood is just a short drive from the Foothills Shopping Center.

Dual credit opportunities at Fort Collins High
Shepardson Elementary School is on the neighborhood’s south side and earns a B-plus overall grade from Niche. Boltz Middle School, also with a B-plus grade, offers a dual language immersion program for students who began dual language learning at the elementary level. Fort Collins High School receives an A-minus overall grade, and students can participate in the Associates Degree Pathway program to earn dual credit with Front Range Community College and graduate with both a high school diploma and an associate degree.
Shepardson Elementary is a STEM school.
Boltz Middle School serves over 550 students from grade 6-8th in Fort Collins, CO.
Fort Collins High School has a large modern campus.

Public golf courses and trails that wind through Fort Collins
The 18-hole Collindale Golf Course is just south of Nelson Farm and, along with its well-maintained greens, is home to C.B. & Potts, a clubhouse restaurant that serves pub fare, beer and hand-crafted cocktails. Warren Park is right next door, with a large playground, sports facilities and a pond. In the spring, the park plays host to the Warren Park Youth Baseball League. At the corner of Norwood Lane and Centennial Road are three tennis courts and an outdoor pool maintained by the Nelson Farm HOA, which hosts swim lessons and the Nelson Farm Gators Swim Team, along with community pool parties for summer holidays and the start of the school year. Spencer Park is across Lemay Avenue and has green space and picnic tables. It is also home to the historic Nelson Farm milk house, a small stone structure built by Nelson in 1880, the last remaining piece of the dairy farm. “The Power Trail runs along the neighborhood’s east side, which is a huge plus,” Basnar says. “Walkers and bikers can hop on the trail and connect to dozens of miles of paths that wind throughout Fort Collins and east to Greeley.”

From the Transfort bus stop on Lemay Avenue, commuters can access the city’s 25 bus routes. Most residents are car-reliant and can take Lemay 4 miles north to downtown Fort Collins.
