Around a mile east of the hiking trails and scenic overlooks of the Horsetooth Reservoir, the Ponds at Overland neighborhood has large lots and quiet streets on the western outskirts of Fort Collins. Well-maintained sidewalks and gravel walking paths connect the community’s streets, roughly 5 miles from Old Town. “In Ponds at Overland you get great views of the foothills,” says Leila Russell, a local Realtor with RE/MAX Alliance. “It’s a great part of town for people who like to hike and bike. You have trails throughout the area and easy access to the entire Fort Collins Trail system.”

Large lots and higher price points in Ponds at Overland
Most of the neighborhood’s houses were built between 2000 and 2016, with modern traditional and craftsman-style homes lining the streets. Houses sit on quarter-to-half-acre lots, with fenced-in backyards and attached garages. Ponds at Overland is on the higher end of the Fort Collins housing market. “While it's more expensive than some of the surrounding communities, you get a wide range of price points within the neighborhood,” Russell says. Two and three-bedroom ranch-style homes range from $600,000 to $790,000, while larger multi-story builds can go for $800,000 to $1.4 million.

Highly rated public schools and proximity to CSU
Bauder Elementary School serves most of the area’s students and earns a B-plus overall grade from Niche. Also with a B-plus, Blevins Middle School places a focus on project-based learning, with classes like journalism and newspaper, engineering and design and animation and visual storytelling. Rocky Mountain High School receives an A-minus and partners with both Aims Community College and Front Range Community College for its tuition-free concurrent enrollment courses. The school also has over 60 student and school-sponsored clubs. Colorado State University is a short drive east and has roughly 33,000 students, and its research campus lies just north of Ponds at Overland.

Trail systems and events at City Park
Overland Park lies just east of the neighborhood and has facilities for tennis, basketball, soccer and baseball, along with a playground and a hard-surface walking trail. The 1,900-acre Horsetooth Reservoir is the most popular outdoor recreation areas in Fort Collins, with roughly one million visitors each year. The reservoir is a popular spot for swimming, paddle-boarding and boating during the summer months, with waterfront picnic areas and camp sites along the water. The hills surrounding the reservoir are home to over 20 miles of hiking and mountain biking trails. Nearby, City Park is one of the largest parks in town, with a nine-hole golf course, baseball diamonds, multiuse sports fields, a lake and tennis courts. In the warmer months, locals flock to the City Park pool. On Tuesday evenings between May and September, the park hosts the Fort Collins Food Truck Rally, which hosts dozens of vendors and live music.

Nearby businesses, from breweries to cafes
The intersection of Taft Hill Road and West Elizabeth Street is a short drive east of Ponds at Overland and is surrounded by a selection of chain businesses and local eateries. Cups Community Coffee serves breakfast sandwiches, baked goods and salads. Next door, Mythmaker Brewing has over 15 craft beers on tap, with regular food trucks and trivia every Monday night. Emporium Sports Bar offers pub fare and draft brews, with pool tables and live music. King Soopers is the closest option for groceries, while Whole Foods is around 4 miles away on South College Avenue. “The Drake Crossing Shopping center is another good option nearby,” says Russell. “It has a Safeway and a few restaurants and is just 5 minutes from The Ponds.” On Overland Trail, the Holiday Twin Drive in Theater has screenings from late April through October and is one of only seven remaining drive-ins in Colorado.

Prospect road bus stops and access to I-25
Transfort operates the city’s bus routes, with a handful of nearby stops along Prospect Road. Drivers can access Interstate 25 on the east side of town, which spans around 60 miles south to Downtown Denver and roughly 45 miles north to Cheyenne, Wyoming.
