Homes in University North tend to sell within three weeks of being listed. The architectural scene is comprised of bungalows, Cape Cods and ranch-style homes, most of which were built between 1920 and 1960. Quarter-acre lots are fenced-in, and mature oaks sit between houses. Modest bungalows with less than 1,900 square feet cost between $480,000 and $650,000, while larger, renovated homes range from $650,000 to $1.1 million. A handful of single-family homes have been converted into duplexes and triplexes and are rented to CSU students.

Social is one of the most popular bars in town, with a lively atmosphere on the weekends. “During the school year, bars stay open later and most restaurants have special happy hour deals,” Neuhaus says. “Our nightlife definitely shifts when the students come back every fall.” Local businesses line College Avenue and Laurel Street. Cafe Bluebird offers classic brunch food while the Little Bird Bakeshop serves coffee and hand-crafted baked goods. Avogadro’s Number has American pub fare, draft brews and regular live music. Residents can stop by Target or Lucky’s Market for groceries.

University North public schools
Dunn Elementary School is in northwest University Park and earns an A-minus overall grade from Niche. Lincoln Middle School receives a B-minus and students can participate in a variety of extracurricular activities, with clubs such as Dungeons & Dragons, chess and drama. Poudre High School has a B-plus rating, and students select an area of interest pathway and are paired with other students interested in similar fields, including agriculture and the environment and engineering and design. Poudre High also offers both Advanced Placement and International Baccalaureate courses. Colorado State University has over 26,000 undergraduate students and sits just south of the neighborhood. “A lot of people who move to the area for college end up staying here after graduation,” says Nicole Gardner, a former CSU student and current Fort Collins resident. “It’s the community atmosphere surrounding the university that keeps people around, not to mention being so close to the Rockies and other outdoor spots.”

Fort Collins City Park
Fort Collins City Park is one of the most expansive areas for outdoor recreation in town and has athletic fields, tennis courts and a nine-hole golf course. Parkgoers can walk the path that borders Sheldon Lake and fishers can cast a line from its shore. The Horsetooth Reservoir is 6 miles to the west and is home to over 20 miles of hiking trails, campsites and beach access points. During the summer, visitors tube, kayak and paddle board. Fort Collins residents are 46 miles and around an hour-long drive from Rocky Mountain National Park.
