A neighborhood central to downtown Fort Collins and CSU
With Colorado State University nearby, University Park is a diverse and active community, with college events and attractions just a short walk away. Families, retirees and young professionals alike call this neighborhood home, with many houses passed down through the generations. “Residents who move to University Park tend to stay for a long time,” says Mike Sibbald, a local Realtor with Elevations Real Estate. “Locals like being so close to the hospital and close enough to the public schools that kids can walk or ride their bikes in the morning.”
South College Avenue borders the neighborhood’s residential streets to the west and is lined with dozens of locally owned eateries and shops. “We’re in a central location,” says Lucy Thomas, a University Park resident. “You can walk to downtown Fort Collins in less than 20 minutes. There’s a lively atmosphere around here too, being so close to the college. You can hear the marching band practice from your front porch.”
College Avenue shops and restaurants
Lima Coffee Roasters offers hand-crafted espresso, baked goods and hot breakfast sandwiches. Large windows let in streams of natural light and plants hanging along the walls give it an open atmosphere. During the school year, the coffee shop is busy with CSU students studying and getting work done in between classes. A couple blocks south is The Colorado Room, known for gourmet sliders made with slow-cooked beef and pork. Shoppers can pick up their groceries and other essentials at the nearby Target or Lucky’s Market. The Larimer County Farmers Market has been serving the community since 1976, making it the oldest-running farmers market in Colorado. The market gathers dozens of local vendors at the corner of Oak Street and Meldrum Street for locally grown produce, flowers, baked goods, handmade decor and more.

Early 20th-century architecture
Many of the homes in University Park date back to the early 1900s, with craftsman-style bungalows neighboring Cape Cods, cottages and ranch-style homes. “Every home here is different from the one next door,” Sibbald says. “Even homes from the same builder vary due to frequent additions and renovations. People really make their houses their own.” Fish scale siding is a common feature throughout the neighborhood, and landscaped lots feature lush greenery and mature trees. While homes date back over a century, many have been renovated in the last 20 years. Houses sit on the higher end of the Fort Collins market, with prices ranging from $550,000 two-bedroom bungalows to $2 million newly renovated four-bedroom builds with over 3,000 square feet. The average home in the area is on the market for around four weeks before being sold. Property sizes range from 5,000 square feet to a quarter of an acre, and most have fenced-in backyards.

Nearby public schools
Laurel Elementary School is a short walk from University Park’s residential streets and earns a B-minus overall grade from Nice. The Laurel Strings Program is one of the only tuition-free violin and guitar lesson programs offered in public schools in the United States. Lesher Middle School has a B-plus rating and has a variety of club offerings ranging from rock climbing to gaming. Fort Collins High School is listed as the third-best public high school in Larimer County according to Niche, which gives it an A-minus. High schoolers can participate in work-based learning apprenticeships and internships to earn credit toward graduation while gaining real-life experiences. The program partners with organizations such as the Bank of Colorado and Colorado Health Systems.

CSU events
The CSU Annual Flower Trial Gardens are just a block away from University Park and are maintained by the University's Department of Horticulture to research how different varieties fare in the local environment. “Colorado State University is one of the best things about the Fort Collins community,” says Sibbald. “They host regular free live music events, and the students really bring our downtown area to life from fall to spring.” From late May to early October, the gardens are in bloom with hundreds of floral varieties while, in the colder months, they are replaced by pansies and other cool-season plants. On Wednesdays between June and July, CSU hosts the free Lagoon Summer Concert Series, where locals bring lawn chairs and blankets to listen to live music and enjoy food from local vendors.

Riverside trails and expansive recreation areas
Eastside Park has paved walking paths, covered picnic tables and a playground. A few blocks east is the Springer Natural Area. Parkgoers can access the paved 20-mile Poudre River Trail, which winds along its namesake tributary to the neighboring town of Greeley. The Horsetooth Reservoir is one of the most popular spots for outdoor recreation in the Fort Collins area. Spanning 6 miles along the west side of Fort Collins, the reservoir draws boaters, anglers and swimmers alike in the summer months, with campsites and over 25 miles of hiking trails available.

Getting around Fort Collins
College Avenue and Whedbee Street are both lined with MAX transit bus stops. Most people bike or walk when heading downtown to avoid full parking lots and traffic. For longer trips, travelers can use Interstate 25 to drive 45 miles north to Cheyenne, Wyoming or 65 miles south to downtown Denver.
