Interstate 25 lies just east of the community, allowing for easy access to nearby cities and suburbs. “The biggest draws to the area are the price point and easy access to the interstate,” says Kelley Reichert, a local real estate broker with Reichert Real Estate. “It’s a popular area among first-time homebuyers too.”

Early 2000s architecture and HOA maintained greenspaces

Most of the homes in Waterglen were built between 2000 and 2004, with modern traditionals and craftsman ranch-style homes throughout. Houses sit close together on small lots, with fenced-in backyards and attached two-car garages. Prices for single-family homes range from $415,000 to $520,000, while condos and townhouses go for $300,000 to $370,000. “You can get a great price for a three-bedroom, two-bathroom home here compared to other neighborhoods in Fort Collins,” says Reichert. “The local homeowners association maintains the neighborhood’s green spaces, and residents take good care of their lawns.”

Community walking trails and nearby recreation in Waterglen

Paved walking paths wind throughout the neighborhood, connecting the residential streets to local greenspaces. Rabit Brush Park has a picnic shelter, a playground and a basketball court while, a short walk south, the Cooper Slough Natural Area is a protected greenway with walking trails. The nine-hole Mountain Vista Golf Course is a short drive north of Waterglen and has verdant manicured greens and fairways, with distant views of the Rocky Mountain foothills. The Riverbend Ponds Natural Area is around 4 miles south of the neighborhood and has 3 miles of natural surface trails that wind between its seven ponds. The area is popular among anglers, with an array of crappie, bass and channel catfish. The Poudre River Trail can be accessed from Riverbend Ponds and spans over 40 miles through Fort Collins, Windsor and Greeley.

A variety of extracurriculars at Fort Collins High School

Most local students attend Laurel Elementary School, which earns a B-minus grade from Niche. Lincoln Middle School receives a B rating and has a wide selection of elective courses, including technology engineering, outdoor living and global leadership. The A-minus-rated Fort Collins High School is the fourth-best public high school in Larimer County, according to Niche. The high school also offers over 60 club and extracurricular offerings and partners with Front Range Community College for its concurrent enrollment courses.

Fare-free public transit and easy access to I-25

Interstate 25 is just outside of Waterglen, and as such, there may be increased noise levels for those on the east side of the neighborhood. Drivers can take I-25 around 62 miles south to Downtown Denver or roughly 42 miles north to Cheyenne, Wyoming. There is a bus stop at the corner of Vine and Waterglen that can connect commuters to Downtown Fort Collins and the surrounding suburbs. Transfort operates the local busses, and all routes are fare-free.

Breweries and bookstores in Old Town

Locals can take Vine Drive around 4 miles west to Old Town, which is home to dozens of local businesses and shops. Union Bar and Soda Fountain serves brunch, burgers and southern-style comfort food along with specialty cocktails and spirited milkshakes. The New Belgium Brewing Company was founded in Fort Collins and its location on Linden Street offers dozens of brews on tap. Oldtown is also home to a handful of new and used bookstores, from Old Firehouse Books to Indigo Rose, in addition to numerous vintage stores and art studios. Walmart and Safeway are nearby options grocery stores.
