Updated ranch-style homes and condos
Most of the Imperial Point area’s home stock is made up of ranchers with touches of Spanish and Mission architecture from the 1960s and 1970s. “People are gutting these houses and giving them new roofs, new windows and remodeled interiors. The location is so important that it doesn't matter what's there; people want to live here," Kroll says. Entry-level condominiums with minimal updates start at $100,000 and luxury single-family homes on the waterfront can net more than $1 million on the market. The typical single-family home in Imperial Point sells for about $880,000, with three to four bedrooms and an updated interior.

Locals can also relax with a beer at the High Dive Bar, practice their poker faces with fantasy Texas Hold’em at Brendan’s Sports Pub, or try the non-alcoholic kava beverages at Awa Na Zen Kava Bar.
