Easygoing, central suburban living between Pompano Beach and Fort Lauderdale

Lush mangroves and palms shade the homes of Imperial Point. Positioned just south of Pompano Beach, this suburban community is enmeshed in the casual South Florida atmosphere of Fort Lauderdale. The neighborhood was already a beloved boating and bass fishing spot thanks to its connections to the C-14 waterway, but development projects in the surrounding areas have brought a groundswell of demand in recent years. "The location is central," says Jon Kroll, primary broker and owner at Kroll Realty. Kroll was born and raised in the area and operates an office right next to the neighborhood. "I mean, you're close enough to downtown. You can basically ride your bike to the beach. You got I-95 and Dixie Highway, so north-south accessibility is good. People are realizing how convenient the area is,” Kroll says.

Locals live the sandy life at Lauderdale-by-the-Sea Beach

Sunbathing and sandcastles at Lauderdale-by-the-Sea Beach are 3 miles east of Imperial Point. The small town at the beach hosts monthly music nights, dancing on the sand, farmers’ markets and yoga events alongside open beach hours. To the south, residents who want to practice their putting performance can visit the Coral Ridge Country Club, which features two full courses and a training facility. The club also offers swimming, tennis and onsite dining. Locals in Imperial Point can enjoy days out with pets and little ones at Sgt. Kip A. Jacoby Park, 2 miles north of the neighborhood. The park offers tennis courts, a walking track and a playground alongside shelters available for rent. 3 miles south of the neighborhood, Bayview Park provides a basketball court, a pavilion and fields for soccer and basketball. The closest park to the Imperial Point area, Dottie Mancini Park, closed indefinitely at the end of 2023.

Updated ranch-style homes and condos

Most of the Imperial Point area’s home stock is made up of ranchers with touches of Spanish and Mission architecture from the 1960s and 1970s. “People are gutting these houses and giving them new roofs, new windows and remodeled interiors. The location is so important that it doesn't matter what's there; people want to live here," Kroll says. Entry-level condominiums with minimal updates start at $100,000 and luxury single-family homes on the waterfront can net more than $1 million on the market. The typical single-family home in Imperial Point sells for about $880,000, with three to four bedrooms and an updated interior.
