The Bijou subdivision has New Traditional homes in a planned community southwest of downtown, although subdivisions are less common than rural properties. "If you're buying a new house, it's probably going to have an acre and a great ranch and farm vibe," Heisel says. "The lack of growth keeps the town small, and people here like it that way." The median single-family price is $335,000. Homes are almost half the value of median prices in Colorado and lower than the U.S. average.
The local economy revolves around agriculture and food processing. Cargill Inc., a meat-packing company, employs around 2,000 people at the Fort Morgan Plant. The city also has cheese, milk, sugar and seed processing facilities. CommonSpirit St. Elizabeth Hospital is the city's only medical center on Lincoln Street. "If you're seeking out Fort Morgan, you're looking for affordability and the local industry," Heisel says. "You're looking at an agricultural setting, a work-from-home job or a commute to the oil fields and other cities."

The Morgan County School District RE-3 earns a C grade from Niche with around 3,500 students. It includes five elementary schools, one middle school and two high schools.

Limited public transit and I-76 to Denver

While there is no traditional public transit in Fort Morgan, the County Express provides an on-demand service by calling 24 hours ahead. Interstate 76 runs alongside the city. Denver is about 83 miles west, along with the Denver International Airport, with flights all over the globe.

Declining crime rates and tornado risk

According to the police department's annual report, crime in Fort Morgan decreased significantly in 2023, and arrests increased. Property crime has consistently trended downward since 2021.

The region has a dry climate with hot summers and cold, snowy winters. Because of its proximity to the South Platte River and its flat layout, residential streets near the city center may experience flooding. The area also faces an increased potential for tornadoes, which have touched down in Morgan County.
