Belle Vue is an urban neighborhood where single-family homes sit on small lots, typically accompanied by palm trees and live oaks. Renters and homeowners live side by side, though most own. Fort Myers resident Jose Torna, a RE/MAX Realty Team Realtor, says rent in Fort Myers has gone down recently due to an influx of new-build rentals in Cape Coral. “Don’t get me wrong though — you will still see some ridiculous prices,” he says, laughing. New construction has steadily cropped up in Belle Vue. It will likely continue to do so, especially given the number of remaining vacant lots. New-build single-family homes range from the high $200,000s to the mid $400,000s. The older housing stock comprises midcentury ranch-style homes and cottages. Fixer-uppers typically price in the $100,000s, while renovated properties fall in the mid $200,000s. “It’s a buyer’s market,” Torna says. “Buyers have a lot of options. There are holding interest rates that have been high, but they’re coming down.”Billy Bowlegs Park and the Billy Creek Preserve
Billy Bowlegs Park and the Billy Creek Preserve are less than a mile up Marsh Avenue. The park is a popular place to let kids burn off some energy thanks to its playground and wide-open athletic fields. The preserve is a tranquil area with paved walkways that curve around a lake and a marsh. It offers a scenic walking route and is a natural filter for its namesake, Billy Creek. The creek, which is great for kayaking, runs along the park’s south side. Locals can access it nearby at Shady Oaks Park. Billy Creek is part of the Great Calusa Blueway Paddling Trail. Fort Myers is served by the School District of Lee County. James Stephens Elementary School is right in the neighborhood and has a C-minus grade on Niche. Fort Myers Middle Academy earns a C, and Dunbar High is graded B. The high school is a historic facility named after Paul Laurence Dunbar, one of the first nationally recognized black poets in the United States. Public transportation is available at the LeeTran bus stops on Michigan Avenue. Belle Vue is 2 miles from downtown and 5 miles from Interstate 75. The nearest hospital is Lee Memorial Hospital, about 4 miles away. Southwest Florida International Airport is 14 miles south.Authentic Latin cuisine on Palm Beach Boulevard
Local and chain restaurants sit along Palm Beach Boulevard, less than a mile north of Belle Vue. “It’s hard to find good, authentic Mexican food here, but not impossible,” Torna says, admitting his California upbringing spoiled him in that respect. “There are some sit-down places around that are okay, but the food trucks on Palm Beach [Boulevard]? That’s where I go.” Los Taquitos Mexican Food is one of Torna’s stops. If the line’s too long, folks can head across the street to Taco Truck, although this open-air spot is also busy. On the other side of the boulevard lies more authentic Latin cuisine, from El Caribe Latin Flavor’s Cuban entrees to the Nicaraguan staples served at Fritanga Nicoya. Bravo Supermarkets, the closest grocery store, is along this thoroughfare as well. Larger stores like Walmart and Publix are about 5 miles away on 6 Mile Cypress Parkway.Fort Myers is “still recovering” from Hurricane Ian
Hurricane Ian was a solemn reminder of how severe hurricane season can be in Fort Myers. “Two years later, we’re still recovering,” Sinclair says. “But I think we are in a better position than we were. There were mistakes made that public officials have admitted they could have done differently. It’s not about protecting property, but protecting life.” According to Risk Factor, Belle Vue has a moderate flood risk and high risk for wind damage. Flood insurance is highly recommended.
