Gateway blends suburban and country-club-style living

Gateway is a master-planned community that merges suburban and country club-style living just outside Fort Myers's city limits. The neighborhood's build-out began in the late 1980s, and now, it sprawls more than 3,000 acres with a variety of parks, schools, restaurants and homes. “Gateway used to be a hidden secret, but now everyone knows about it,” says resident Lisa Gottesman, a Realtor with EXP Realty. She cites the economic benefits of Gateway, including a lack of city taxes, a “high and dry” location outside of flood zones and “very low CDD" fees. CDDs, or Community Development Districts, manage and fund development in unincorporated communities. Gottesman says the neighborhood’s walkability is also appealing. “It’s not Naples’s Fifth Avenue, but once you hit Gateway Boulevard… you see people on their bicycles, walking their dogs, and a lot of people use golf carts to ride down to one of the restaurants.”

Spanish Revival to contemporary Spanish eclectic

Gateway’s landscaping might be the unsung hero of its appeal. Subdivisions are shaped around lakes, fairways and tropical greenery. Saplings carefully planted decades ago have matured into tall, broad oak and palm trees, bringing lush canopies to the backyards of older properties. The older housing stock displays classic Spanish Revival architecture, combining grand features like arches and columns with earthy additions like terracotta barrel roof riles and stucco siding. New construction properties blend the Spanish Revival style with the streamlined look of more contemporary designs. Prices for condos, townhouses and carriage homes range from just under $200,000 to around $450,000. Single-family houses under 2,000 square feet typically range between $400,000 and $700,000. Homes with larger floorplans or sought-after qualities like in-ground pools, water frontage and golf course views range from $700,000 to the mid $900,000s. Five-bedroom houses within certain golf course subdivisions can cost up to $1.2 million. “Gateway is kind of a smorgasbord,” says local Realtor Ronnie Delfino with Armivest Realty. “You’ve got condos in the [high] $100,000s and houses in the millions. Some communities are full of families, while others like Calloway Greens, for example, are within the country club and have a higher population of seasonal residents.” HOA fees are unique to each subdivision.

Gateway Neighborhood Park and other green spaces

Gateway Neighborhood Park is quiet and well-maintained. It has a walking area, playground, basketball court, sand volleyball courts and more than enough benches for a delightful afternoon with the kids. For anyone who’d prefer to spend time with the family pet, Gateway Dog Park has fenced-in space for dogs and picnic tables. Other open-air hangouts include Gateway Commons Pool and Sherman Soccer Complex, which has six regulation-size soccer fields, a playground and concession stand. It’s where all the Gateway Soccer Association games are played.

Gateway High is new to the school district

Gateway is served by the School District of Lee County. There are four public schools in the neighborhood, making its usually quiet streets a bit hectic during pick-up and drop-off times. Gateway Elementary, which earns a B on Niche, is where most neighborhood kids get their academic start. Laurence Dunbar Middle is in the city, less than 10 miles away, and earns a B as well. Gateway High, right in the neighborhood, is the newest addition to the school district. Having opened in 2021, the school is currently ungraded on Niche. Gateway Charter High, graded B, is also in the neighborhood. Both schools offer the Cambridge Advanced International Certificate of Education program and up to 45 hours of college credit. Crosspointe Academy, a faith-based K4-12 school, is a private option in the neighborhood.

The Club at Gateway

Membership to The Club at Gateway isn’t mandatory, but it’s a popular enhancement. Gottesman says memberships are not restricted to Gateway residents and that there are various types of memberships. The club features a swimming pool and facilities for pickleball, tennis and bocce. It also sports a couple of bars and restaurants. Then, of course, there is the Tom Fazio signature course, an 18-hole championship golf course with pristine greens, and the Golf Improvement Center, designed by Ron Garl. Organized sports and social clubs are other membership perks, as are the classes offered in the fitness center.

Interstate 75 is close by

Gateway’s streets are pedestrian-friendly, but getting in and out of the community is car-dependent. Access to Interstate 75 is about 5 miles away. The 10-mile drive to downtown Fort Myers is a straight shot up State Road 82, which turns into Martin Luther King Jr. Boulevard. The nearest hospital, Lehigh Regional Medical Center, and the closest airport, Southwest Florida International Airport, are also approximately 10 miles away.

Gateway Boulevard

Gateway Boulevard is lined by trendy eateries and convenient local businesses, including a veterinarian’s office and a hair salon. Skinny Dogz Brunchery is a popular spot for morning pick-me-ups and boozy brunches. Boulevard Deli and Tavern is known for its friendly service, classic American cuisine and many flat screens. Traditional Italian cuisine with a modern flair is served at The Saucy Meatball. For groceries, Publix has two locations less than a mile outside of Gateway. Additionally, Gulf Coast Town Center, a major shopping and dining hub, is less than 10 miles away.

There are many ways of transportation, people either use the public buses, ride bikes, walk (depending on your location) or car. It is very safe for people who ride bike as they have their own bike lane to use that drivers have to respect.

There are quite a few shopping centers that contain many commercial businesses such as Target and Rack Room shoes. There are also an abundance of anchor stores such as JcPenny's and Dillard's. While there are not many small businesses, the number is growing. Anyone can get anything they want here.
