With one of the country's oldest Civil War parks and limitless opportunities for outdoor recreation, the city of Fort Oglethorpe is a massive anchor for Northwest Georgia. Considering many areas around it are increasingly rural, it serves as a hub for commercial convenience and well-maintained parks. Not only does it call to history lovers, but the city has a staggering amount of varying architectural styles and residential terrain.
"We've got a lot of great areas. Lake Shore Cove has a crazy wide price range, and lots of new homes are being built. The properties are gorgeous," says Christopher Owens, a Realtor with eXp Realty. "Properties by Gilbert Stephenson Park are nice homes for first-time buyers and still have great access to the parkway. Plus, you've got historic homes near the battlefield park at "The Post," so yeah, lots of options." Due to the highly different areas in the neighborhood – everything from lakeside homes to wooded sections by the battlefield – you'll find seemingly limitless different architectural styles. Contemporary lakeside properties with private docks have gorgeous domed back porches facing the water and steeply gabled roofs. Meanwhile, many subdivisions have quintessential Southern houses, such as sprawling ranch homes, brick Colonial Revivals and split-levels.
The median selling price for single-family homes in Fort Oglethorpe is $275,000, and properties are typically sold after being on the market for a month. Smaller homes or town houses usually start at around $250,000 to $300,000, while larger, newer homes – especially ones with lakeside access – can span anywhere from $350,000 to $600,000.
Students begin their education journey at either Cloud Springs Elementary School or follow the Battlefield Primary to Battlefield Elementary pipeline. Battlefield Elementary, in particular, boasts above-average test scores compared to previous years on GreatSchools, and it's in the top five for best elementary schools in the county. They then move on to Lakeview Middle School, which takes the No.3 spot as the best middle school in Catoosa County on Niche. Lakeview Middle offers an extensive list of athletic teams and chances to advance academically with honor programs and societies. Students will finish primary education at Lakeview-Fort Oglethorpe High, which GreatSchools notes has improved test scores compared to the past few years. LFO High School makes extracurriculars a focus in enriching their students' experience, so the roster for clubs and organizations is both diverse and vast.
"Battlefield Parkway has all the on-off ramps for I-75, which is the main interstate system for Northwest Georgia. The parkway basically cuts Fort Oglethorpe in half, and that's where you'll find all your chain retailers, popular errand places, things that you need for every day. You never get stuck being super far away from shopping and restaurants," Owens says. Peppered in with the big names such as Walmart and CVS are locally owned businesses, so you'll find residents browsing carefully curated clothing boutiques and enjoying ice cream during balmy evenings at Sweet Treats. You'll also have quick access to the CHI Memorial Hospital, one of the largest medical centers in the Chattanooga Metropolitan area.
Fort Oglethorpe is a gem for nature and historical lovers alike, considering a substantial portion of it is engulfed by the Chickamauga and Chattanooga National Military Park. "It's the country's oldest and largest military national park, so it's an awesome place to check out for history. The rangers there have great insider information, and the walking and biking trails are so well-maintained," Owens says. The neighborhood has plenty of well-maintained city parks and greenways – Gilbert Stephenson Park is an excellent resource for taking the kids to the playground, rallying on the tennis courts or taking a lap at the swimming pool. Disc golf is also popular in Tennessee and Georgia, so you'll find several courses in Fort Oglethorpe. Make sure you also keep an eye on the community calendar – Fort Oglethorpe has several events throughout the year, from summer farmers markets and Fourth of July celebrations to autumn and winter festivals.
If considering a move to Northwest Georgia, this neighborhood holds down the fort when it comes to being a residential gem.

There are some great little subdivisions in Blue Spring, especially by the military park," says Christopher Owens, a Realtor with eXp Realty. "It's growing quickly as an area, and you can find some beautiful homes." Blue Spring saw much of its residential development in the late 20th century, so many properties here are contemporary, and new builds are popping up constantly. Typical to the Tennessee landscape, you can find mixed-material ranch homes and vernacular styles, such as Cape Cods and bungalows. Newer houses blend classic characteristics into a modern style – you'll see steep gabled roofs paired with plenty of large windows and covered entryways. While Blue Spring isn't as heavily rural as some of its nearby counterparts, it certainly doesn't skimp on green space – many residents enjoy large yards and the shade of native trees.

The median selling price for single-family homes in Blue Spring is $350,000, and properties typically stay on the market for around a month before going under contract. Found just below the Tennessee-Georgia border, Westside is a semi-rural community that's been enjoying new development. With seemingly endless green fields, the charm of a small-town atmosphere and quick access to everyday necessities, this neighborhood is a well-rounded place to settle in Georgia. And if you need to get to the city? You're only 13 miles from downtown Chattanooga, around a 20-minute drive. The residential areas of Westside started genuinely developing at the end of the 20th century, so you won't find many truly vintage homes here. Many housing types are common in the Georgia landscape, with simple ranch homes and split-levels built on the rolling hills and stretching green acreage alongside brick Colonial Revivals bringing an air of elegance. However, not all of the landscape looks so rural. New subdivisions have been cropping up more frequently in the 21st century, with contemporary properties set by neat sidewalks and manicured lawns. The median selling price for single-family homes in Westside is $288,000, while town houses sell for around $265,000. Older, two and three-bedroom homes typically start around $250,000, while properties with more square footage – often extremely new builds – can easily surpass $400,000. Schools for Westside are zoned under the Catoosa County School District, and children will have access to highly rated institutions – they can attend schools in bordering neighborhoods of either Ringgold or Fort Oglethorpe. A common pipeline is to begin their educational journey at Boynton Elementary, which receives a B+ grade from Niche, and according to GreatSchools, test scores have improved tremendously compared to previous years. Students then move on to Heritage Middle School – taking the No.2 spot for best middle schools in Catoosa County – and finish their primary education at Heritage High. Heralded for its extensive options of clubs and athletics, Heritage High is all about school pride – throw in above-average test scores and college readiness, and you've got a well-rounded high school experience. They're amongst some of the highest-rated public high schools in the Chattanooga Metropolitan area. Westside is bordered by the major thoroughfare of I-75, part of the primary interstate system for Northwest Georgia. You'll find major commercial areas off the interstate, and the neighborhood has smaller pockets of retail and service businesses along Cloud Springs Road. Whether you need to stop into Costco, take your car to the shop or figure out where you want to do your banking, Westside has you covered. There are also many local businesses to explore, from antique stores to clothing boutiques and restaurants. You'll often find residents in Portofino's, a family-run restaurant that dishes out comforting, homemade Greek and Italian meals. When it comes to outdoor recreation, Westside has a ton of great resources. Jack Mattox Park is a popular destination for residents, boasting several baseball fields, batting cages, a large playground and paved walking trails. If you're a fan of getting in the water, the Cloud Springs Canoe Launch will get you into the West Chickamauga Creek – in certain areas, you can also stop to fish or swim. For a fun weekend trip, you can check out one of the biggest attractions for the area: Lake Winnepesaukah Amusement Park. The park is modeled after the classic American fair theme, with a midway that features games, food and smaller rides. It's expanded over its many years of operation, now featuring an attached waterpark and full-fledged rollercoasters. For those who want the quiet of a rural community without giving up city convenience, Westside has managed a perfect balance between the two.
