Cavanaugh has homes and manufacturers near Fort Smith amenities

Because of its location in southern Fort Smith, Cavanaugh residents enjoy less noise than the rest of the city while accessing all its amenities. “With the layout of the town, you’re not sacrificing accessibility to any of the other stuff people need in their life,” says Nicolas McFarland, Realtor with KCP Real Estate, LLC. “Grocery stores, schools and entertainment – you’re not removed from that.” Downtown Fort Smith is about a 5-mile drive, meaning homes are just minutes from some of the city’s most popular restaurants. A few manufacturing facilities, like QualServ Solutions, are in the area.

Single-story homes include ranch-style houses from mid-20th century

Towering trees shade the grassy lawns of older developments in Cavanaugh. “You’re looking at a little bit more dated stuff,” McFarland says. “That was more of the deluxe area back in the 1980s.” Driveways branch off the roads, leading to small garages and carports. The neighborhood primarily consists of single-story homes, whether ranch-style houses from the mid-to-late 20th century or brick New Traditionals. Prices generally range from $130,000 to $340,000, depending on size. Nearly half of the residents are renters.

Locals can easily travel to restaurants like Ronaldo’s and BluPoint

While there are some restaurants in the neighborhood, including Green Papaya, which serves Vietnamese food, residents can easily travel to more options across the city. McFarland recommends BluPoint Seafood & Steak, a fine-dining establishment about 8 miles away. “The executive chef is really young, and he’s got a lot of forward-thinking, interesting ideas,” McFarland says. “They’re just doing stuff at BluPoint that you can’t find anywhere else in town.” Rolando’s Restauranté is a downtown eatery that serves dishes heavily inspired by Central and South American cuisine. Harps Foods is the closest option for groceries, and the Fort Smith Farmers Market sells fresh produce and baked goods downtown every Saturday throughout the year, weather permitting. It is also open on Wednesday mornings from late spring through late fall. Target and Home Depot are about 5 miles away, while Walmart is about a 2-mile drive.

Fort Smith public schools rated B-plus and higher

Cavanaugh students attend the Fort Smith School District, which offers school choice. Cavanaugh Elementary School receives an A-minus from Niche, while Ramsey Junior High School scores a B-plus. At Southside High School, which earns an A, the Smart Start program lets juniors and seniors take dual enrollment courses through the University of Arkansas – Fort Smith, which is about 7 miles away.

Ben Geren Park is one of the closest parks to Cavanaugh

Locals drive to nearby parks unless they are only going to the playground and basketball court next to the elementary school. “If you’re out there, it’s pretty easy to get to Ben Geren, which is one of the major parks,” McFarland says. Spanning over 1,300 acres, Ben Geren is the largest county park in Arkansas. Amenities include over 20 miles of multiuse trails, soccer and softball fields and a tennis court. It is also home to Parrot Island Waterpark, which has a wave pool, water slides and a lazy river. The Fort Smith Regional Art Museum (RAM) is about 5 miles away and hosts classes, lectures and RAM Saturdays, a free event where attendees do a take-home project.

Cavanaugh is a car-dependent neighborhood near the airport

Even though Fort Smith Transit manages a bus route along Jenny Lind Road, residents are more likely to drive around the area. “Most people understand that, to live in Fort Smith, you’ve got to have a vehicle of your own,” McFarland says. The neighborhood has on-ramps to Interstate 540 and U.S. Route 71. Fort Smith ER & Hospital is about 5 miles away.



As of late 2024, the Ebbing Air National Guard Base is the main training location for F-35 fighter pilots from the U.S. and allied nations. It's located next to Fort Smith Regional Airport, about 8 miles away. “I would classify the Cavanaugh area as close enough to the airport that you’d be hearing it quite a bit,” McFarland says.
