Fianna Hills is a desirable community in southern Fort Smith
At one point in time, Fianna Hills was one of the most sought-after communities in Fort Smith . While newer developments like Chaffee Crossing are gaining more traction, Fianna Hills has maintained its desirable reputation. “Even when I was a kid, if you lived in the Fianna area, there was a perception of ‘Oh, you’re doing very well, you live in the best part of town,’” says Nicolas McFarland, a former resident and Realtor with KCP Real Estate, LLC. “I think that there’s still some holdover there. There are people who grew up with that being the place you wanted to live in town, and it’s more accessible now that we’re of homebuying age.” The neighborhood is primarily residential, with a shopping center, a nursing home and several doctors’ offices.
Midcentury homes and New Traditionals with a wide price range
Colorful oak trees shade grassy lawns, and sidewalks line some residential streets. “Some of the coolest houses are out there,” says Zachary Looper, Realtor with Looper Auction & Realty. Midcentury modern ranch-style and split-level houses make up the northern part of the neighborhood. Colonial Revivals and New Traditional homes built between the late 20th century and the 2020s fill the south. Some of these newer residences are more than 3,000 square feet. Home prices range between about $140,000 and $730,000, with a median of $305,000. “Some of that pricing you see is in condition," Looper says, explaining that many of the homes built in the 1970s and ‘80s were poorly cared for and were sold to investors and flippers. Homes from that period that were taken care of or renovated sell at a higher price. “I think that’s why you see the big price range.”
The Fianna Hills Property Ownership Association is a voluntary organization that helps with neighborhood upkeep and planning events like the annual Spring Garage Sale. Yearly dues are $50.
Students attend Fort Smith schools rated B-plus or higher
Fianna Hills is part of the Fort Smith School District, which has school choice. Niche gives Cook Elementary School an A-minus, while Ramsey Junior High School receives a B-plus. Southside High School earns an A and requires students to complete at least 75 hours between freshman and senior year to graduate. Haas Hall Academy Fort Smith, which is unrated by Niche, is a public charter school for seventh through 12th-grade students. The University of Arkansas – Fort Smith is about 7 miles away and offers nearly 75 undergraduate programs.
Fianna Hills is a car-dependent neighborhood near the airport
Fianna Hills is car-dependent, although Fort Smith Transit manages a bus route along Jenny Lind Road and U.S. Route 71. There is an on-ramp to Interstate 540. The closest emergency room is at the Fort Smith ER & Hospital, about 4 miles away.
The Ebbing Air National Guard Base is next to the Fort Smith Regional Airport, about 5 miles away. It is the primary training location for F-35 fighter pilots from the U.S. and allied nations, bringing in revenue for the city. However, the increased air traffic also means increased noise levels. “It’s definitely something people should be made aware of,” McFarland says. Operations are restricted to business hours.
Ben Geren and Creekmore parks are within 5 miles
Fianna Hills is about 5 miles from Fort Smith’s most popular parks: Ben Geren and Creekmore. At 1,300 acres, Ben Geren Park is the largest county park in the state. Besides over 20 miles of multiuse trails, it has a playground, athletic fields and Parrot Island Waterpark, which features waterslides and a lazy river. Creekmore Park is located across the street from the Fort Smith Public Library. Its amenities include a putt-putt course, swimming pool, tennis courts and a miniature train that rides through the park. During the holidays, the Creekmore Express becomes the Holiday Express, taking people past animated light displays. Imani Park is a smaller neighborhood green space with a playground, basketball courts and picnic area.
Locals choose from restaurants across Fort Smith
The Egg is one of several restaurants in Fianna Hills. Its menu includes breakfast staples like pancakes and omelets. Locals are just as likely to travel to other parts of the city for a meal. AJ’s Oyster House serves New Orleans-inspired dishes in Downtown Fort Smith , while 21 West End offers more of a high-end experience. “They’re kind of an institution,” McFarland says. BluPoint Seafood & Steak is another fine-dining restaurant on the other side of the city. “They have an insane bar,” McFarland says. “Their selection and the mixologists there are top-notch.” Besides having eateries like Marco’s Pizza, the Fianna Hills Shopping Center includes a Harps Food, an urgent care and a bank. While Target and Home Depot are about 4 miles away, Walmart is only about a 2-mile drive.
