South Fort Smith is situated near busy stores, schools and employers. “There is a lot of manufacturing in that area,” says Rebecca Morter, Realtor with the Griffin Company at Weichert Realtors. “So, if you have a manufacturing job, that’d be a very convenient place to live.” Stainless Innovations and Coca-Cola Bottling are both in the neighborhood’s northeast corner. Major roads surround the community, making it easy for residents to travel around the rest of the city. While many businesses in South Fort Smith are popular chains, Downtown Fort Smith is about 5 miles away and is filled with locally-owned restaurants and retailers.

Interstate separates neighborhood from airport
Like most of the city, South Fort Smith is car dependent. “You’re just a hop, skip and a jump from the interstate,” Morter says, with Interstate 540 running along the neighborhood. Fort Smith Regional Airport is about 3 miles away. It only flies into Dallas-Fort Worth International Airport. The airport lies next to Ebbing Air National Guard Base, which was recently named the primary training site for F-35 pilots from the U.S. and allied nations, including Poland and Singapore. More flights will mean more noise in the area, but the training also promises to benefit the city’s economy. Baptist Health – Fort Smith is about 4 miles away.
Major stores and local eateries
South Fort Smith is surrounded by several nationally recognized franchises. “You’re super close to Phoenix Avenue, which has a lot to offer,” Morter says. Shoppers can head to the Fort Smith Pavilion for stores like Target, Michael’s and Books-A-Million. Fresh coffee and pastries are served every morning at Harvest Moon Bakery, next to Walmart. Each month, the bakery offers a limited-edition cake. Previous flavors have included caramel apple spice and coconut. Diners can eat at chains such as Logan’s Steakhouse or head to Cavanaugh’s Pizza, which has been serving pizza buffet style for over 40 years. There are more options Downtown, about 5 miles away, such as the New Orleans-inspired AJ’s Oyster House. Groceries can be purchased at Aldi or Harps Food Store. The Fort Smith Farmer’s Market sells fresh produce Downtown every Saturday morning.

Single-story homes under $250,000
Bright, grassy lawns stretch to the road, shaded by towering oak and maple trees. Wide driveways lead to carports and garages. Homes in South Fort Smith were often built in the mid-to-late 20th century. Single-story designs – such as ranch styles, bungalows and cottages – make up most of the neighborhood. Some new traditional houses were built after 2000. “That’s a more affordable area in Fort Smith,” Morter says. Prices for a single-family home range from $100,000 to $225,000. Investment properties that require varying levels of renovations can cost $50,000 to $90,000.
According to the Federal Emergency Management Agency (FEMA), part of South Fort Smith is in a Special Flood Hazard Area. While flood insurance is only required for houses with a federally backed mortgage, it is recommended for everyone. FEMA also says there is a relatively moderate risk of tornadoes. Most standard homeowner’s insurance covers wind and storm damage.

Carnall Elementary in South Fort Smith
South Fort Smith is part of the Fort Smith School District. Carnall Elementary School receives a C-plus from Niche, while Ramsey Jr. High has a B-plus. The A-rated Southside High School has a program called STAR Academy, where students can work ahead in core classes to have more time for specialized electives and career and technical education courses. The University of Arkansas – Fort Smith is about 6 miles away. High schoolers can enroll in college-level courses for credit through the Smart Start program.
Elementary playground and nearby parks
After school, kids are often seen running around the playground at Carnall Elementary. Creekmore Park is one of the largest parks in Fort Smith and is about 3 miles away. A train runs around the park, winding past the playground, pool and basketball courts. During the holidays, folks can ride the train or walk along paved trails and admire the lights that decorate the park. The Janet Huckabee Arkansas River Valley Nature Center is about 5 miles away and features an aquarium and interactive exhibits. 170 acres of land includes more than 4 miles of hiking trails and Wells Lake, a fishing lake. For indoor fun, folks can head to the lanes at Bowling World. Downtown is home to most museums in Fort Smith, including the Fort Smith Museum of History. The museum is where people can learn about the city’s rich history, ranging from Judge Isaac C. Parker’s court in the late 1800s to the role of media between the 1920s and 1970s.
Creekmore Park train is free to ride, but donations are welcome.

Downtown Fort Smith hosts events
Fort Smith hosts a full calendar of events, many of which are held Downtown. While events like the Steel Horse Rally attract crowds from across the greater River Valley, several hold a soft spot with locals. The Levitt Amp Music Series is at River Park in spring and fall. People gather on the stone steps of the amphitheater and set up picnic blankets to listen to a free concert on Friday nights. During the fall, Garrison Avenue fills with artists, food vendors and local organizations. Folks can attend tours at the Fort Smith National Historic Site during the event.
