Bellair is an option for first-time buyers
As new homes and businesses develop throughout greater Fort Wayne, Bellair remains one of those communities untouched by such changes. Only a handful of its midcentury homes come on the market each year, but those that do are within reach for first-time homebuyers. “Fort Wayne is growing quite a bit,” says Realtor Drew Morken of Morken Real Estate Services, Inc. “That Bellair area is great for people who are looking for a nice home but want to be close to everything and not pay $300,000 or $400,000 for a house.” Restaurants, grocery stores, parks and schools are close enough for a short drive, and commutes by bus into the city last no more than half an hour.
Mid-20th century homes in Bellair
Residents have most of what they need close by, but Bellair itself is largely residential. Most of these neat, compact streets were built in the mid-20th century. Although the streets are narrow, most properties have private driveways, so parking is rarely an issue. There’s a mix of owner-occupied and rental homes on lots averaging a tenth of an acre. Buyers will find simple ranch-styles and the occasional Cape Cod. “Those are smaller houses, so they’re economical,” says Realtor Warren Barnes of North Eastern Group Realty. “It’s a good first-time homebuyer neighborhood. Some students rent over there, and some buy, but not many.” Buyers can expect to spend between $120,000 and $200,000 for one of these three- or four-bedroom homes.

From Philly cheesesteaks to Korean barbecue
Locally owned restaurants serve hearty meals near Bellair. Baba's Steak and Lemonade is a great spot for a classic Philly cheesesteak and fries or for experimenting with a Philly buffalo or teriyaki chicken sandwich. Just across Hobson Road, Ryu’s Kitchen serves chicken, beef and pork bulgogi. Hall’s Prime Rib is down State Boulevard. Not only is the steak popular at Hall’s but also the breakfast. “Hall’s is a big one, and a Fort Wayne staple,” says Morken. Fort Wayne Halal Meat & Grocery is the local grocer. For other household items, there’s a Kroger on State Boulevard.

Fun outdoors at Lions Park and Klug Park
Lions Park is the closest spot to Bellair for outdoor fun, a half-mile west. The Park hosts events as part of Fort Wayne’s annual Senior Games, a three-day affair that’s been run for more than 40 years. The Senior Games are akin to a small-scale Olympics, featuring 40 athletic events and games for athletes 50 and older, from pickleball to cornhole to fishing to bingo. Younger residents can expend energy on the park’s playground. Sportier types will appreciate the basketball court, baseball field and tennis courts. Klug Park features a playground and basketball court of its own. “Both of those are close and convenient,” says Morken. “Those are nice areas.””

Attending class in Bellair
Students can attend Brentwood Elementary, which gets a C-plus overall from Niche. They then move to C-rated Lakeside Middle. North Side High rounds out the list with a B-minus rating from Niche. The school features an award-winning marching band and a robotics club. Purdue University Fort Wayne is also nearby for higher education.

Utilizing the Citilink bus stops
Bellair is in the sweet spot, geographically speaking. Purdue University Fort Wayne is a mile-and-a -half trip, so if students are without a car, cycling to class from the neighborhood is feasible. Downtown is a 3-mile, nine-minute drive away, and the Citilink bus serves the neighborhood with a direct route lasting about 30 minutes. Fort Wayne International Airport isn’t too far, amounting to a 12-mile, 25-minute drive southwest with good traffic.
Crime in Bellair
The crime rate in Bellair is higher than both the national average and other communities in the city. According to the CAP Index’s score-based model on crime predictions, Bellair gets a 7 out of 10, compared to that of the national average, a four out of 10.
Concerns over PFAs and past floods
Fort Wayne has been prone to periodic flooding over the past century, but the immediate risk to Bellair is lower since both the St. Joseph River and the Maumee River are a mile and a half away. A more pressing concern in recent years has been some 20 companies’ introduction of PFAs, or “forever chemicals,” into the environment. The city decided to file a suit in July 2024 against 20 companies, claiming continued testing would cost the city approximately $10,000 in testing fees.
