Friendly neighbors in tiny North Sherwood Terrace community
Located less than 5 miles from downtown, North Sherwood Terrace is a small, interconnected community of single-family homes priced lower, on average, than those in Greater Fort Wayne. The streets are quiet and self-contained, creating a tranquil atmosphere where locals can relax after commuting home from work. “People stay there for a long time and are very friendly neighbors,” says Donna Del Priore, a born-and-raised Fort Wayne Native and real estate agent at Century 21 Bradley Realty, Inc. “When I was listing a home there, neighbors walked up to me and just introduced themselves.”

Retail at locals’ fingertips
Locals don’t have to travel far for quick essentials, but the area is also centrally located near other major retail areas. “It’s right by all the shopping and restaurants on Coldwater Road and Lima Road. That’s a big draw,” Del Priore says. At the neighborhood’s eastern end is the Washington Square shopping center, where residents can grab last-minute needs from Dollar General or shop specialty ingredients at Magadoo Asian Grocery. For a casual dinner out, Jalapeños Mexican Grill serves familiar Latin American favorites and a full drink list. The neighborhood is under 2 miles from a major mall when Washington Square's offerings don't suffice. Del Priore shares, “Fort Wayne is not that big of a town. We only have two malls, and North Sherwood Terrace is near one of them, Glenbrook Square shopping mall.” The mall features over 120 stores and eateries and is surrounded by other big-box names, like Target and Ollie’s Bargain Outlet. The neighborhood is also within 2 miles of the Allen County War Memorial Coliseum, which brings in nationally touring musicians and comedians and is home to the East Coast Hockey League’s Fort Wayne Komets.

Manicured lawns, the neighborhood's pride
North Sherwood Terrace is almost entirely residential. According to Del Priore, “That little subdivision is really only one big circle. I don’t think there’s more than 30 houses in there.” The area features narrow neighborhood streets with walkable sidewalks shaded by trees. Properties have perfectly manicured front yards —– a point of pride among the community — and home maintenance is held to the same standard. Properties range from narrow-hipped-roof ranch styles to the occasional Colonial-inspired two-story home. Prices are consistent throughout the neighborhood, with almost every listing costing between $150,000 and $200,000. This range is lower than the average value of homes in Fort Wayne, which is around $235,000. “Homes sell fast in the neighborhood,” Ken Vaughn, a Realtor with RE/MAX Results, says. He’s right, as listings average just 11 days compared to the national average of 36 days on the market.

The C-rated Northwood Middle School is right in the neighborhood, and children can walk to school in the morning. High schoolers head to North Side High School, which has a B rating. The institution is rich with history, as its gymnasium was once the home of Fort Wayne's Pistons of the Basketball Association of America — later called the National Basketball Association. Walking laps on the Northwood track
Combined with Northwood Middle School’s baseball field and track, Northwood Park offers a vast green space where residents can walk in the neighborhood. Locals like to set up a picnic on a Saturday afternoon or get a few laps in for exercise after work. Residents can also take advantage of larger Fort Wayne Parks, including Shoaff Park 2 miles east, which stretches 185 acres on the banks of the St. Joseph River. The park offers boat access onto the river and running trails along it. There are also traditional park amenities such as ball fields and a playground. In the summer, children love to play in the splash pad to beat the heat.

GreatSchools:
The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
