Community art and development near Fort Wayne
Mural-covered historic buildings mix with local businesses in Fort Wayne’s Poplar suburb. The area’s vibrant atmosphere is due in part to downtown being just a mile away. “Downtown is drawing young people down there,” says Realtor Jay Howell of Red Howell Associates, Inc. Old but active rail lines on the north side contrast with the community’s up-and-coming energy. “There’s been a ton of city investment on this side of town,” says broker Ben Ruhl of Century 21 Bradley Realty, Inc. New updates to infrastructure, coupled with beautification projects and art installations, make Poplar an option for would-be homeowners who don’t want the downtown condominium lifestyle.

Shaded, walkable blocks of homes in Poplar
Poplar's sidewalk-lined streets are dotted with old oaks and maples. Simple Craftsman styles blend with basic bungalows in different states of repair. Cottages from the early 20th century are also prevalent. Homes start around $23,000 and climb to $200,000, with the low end representing heavily damaged or neglected properties. Prices are significantly lower than both the national average and the million-dollar condominiums downtown. The community’s time-worn fixer-uppers are a positive for potential investors and first-time buyers willing to put in the work. Others look for the less common turn-key listings that don't stick around for long before finding new owners.
