Carmel Village blends parks, beaches and midcentury homes
Community parks, trails and beaches are the major attractions in Carmel Village, a suburban neighborhood of Foster City that sits between the San Francisco Bay shoreline and a manmade waterway. The community offers a mix of midcentury-style homes, apartments and condos with enviable access to the waterfront. One of the city’s first master-planned neighborhoods, it’s home to many young professionals and families who are drawn to its quiet streets, highly rated schools and abundance of outdoor recreation. “Foster City is really known for its outdoor lifestyle and family-friendly communities,” says Realtor Jane Longley-Martins of Sotheby’s International Realty, and former Foster City resident. “There are lots of parks — great for walking and biking. It’s a very nice environment to live in.”
Wide mix of housing, from 1960s ranch-styles to waterfront properties
Carmel Village has a wide range of housing options, from classic ranch-style homes built in the 1960s to Traditional homes, townhomes and condos built in the 1970s and '80s. “When it was first built back in the '60s, Foster City was seen as kind of a dust bowl. There was a bit of a stigma about it. But a lot of the homes were built for families and offer a lot of space, and that’s what led to its popularity later on,” Longley-Martins says. Quiet streets and cul-de-sacs are lined with sidewalks, landscaped front lawns and small trees, giving it a quintessential suburban feel. A few dozen homes are situated along the channel and have their own private docks. Single-family home prices range from around $1.8 million to $3 million, while townhomes typically go for between $1.2 million and $1.3 million. Condos offer a more affordable option, ranging from $600,000 to $900,000. The neighborhood has a CAP Index Crime Score of 2 out of 10, compared to the national average of 4.
Highly rated public schools are a major draw for families
Students can start close by at Audubon Elementary School, which gets an A rating from Niche. The next step is Bowditch Middle School, a local school that’s within the neighborhood, making it walkable for students and families. It also gets an A rating. The last four years can be spent at A-plus-rated San Mateo High School, known for its award-winning biotechnology program. “The schools are a big draw. We get a lot of young families who move here for the schools,” Longley-Martins says.
Bay Trail and neighborhood parks support an active lifestyle
Residents have easy access to local parks and beaches. “There are a lot of neighborhood parks, as well as some large parks nearby. That’s where a lot of people in the community get to know each other,” Longley-Martins says. On the bay side, locals can enjoy the waterfront scenery at Shorebird Park, a 3-acre park with public art, picnic areas and outdoor gym equipment. Right next door is Belmont Slough Beach, where visitors can walk along the water’s edge. Both are access points to the Bay Trail, a lengthy regional trail that stretches for more than 350 miles along the shoreline. There are four neighborhood parks in Carmel Village that are nestled along residential streets, including Marlin Park, which sits along the channel. With a playground, picnic area and a wide, sandy beach, it’s one of the most popular in the neighborhood. Sport courts and walking paths are found at Shad Park and Sunfish Park.
Local restaurants serve Taiwanese, Japanese and Thai cuisine
Carmel Village has a small shopping plaza on Beach Park Boulevard with a handful of restaurants, most of which offer Asian specialties. Joy Restaurant is a favorite for Taiwanese, while Kenta Ramen is the neighborhood’s go-to for Japanese noodles. The selection is rounded out by Sweet Basil Thai Cuisine and Bellini Bistro, an upscale Italian eatery. For everything else, it’s about 2 miles from a sprawling commercial area around state Route 92, which has a huge variety of big-box retailers, grocery stores including Costco and Safeway, and chain shopping and dining. Redwood City, San Mateo and East Palo Alto are all within 15 miles and offer even more options.
Easy access to highways, Caltrain and the San Mateo Bridge
U.S. Route 101 is about 2 miles away, offering a direct route to San Francisco, about 23 miles away. The nearest Caltrain commuter stop is about 4 miles away in Hillsdale. The neighborhood is good for walking and biking, although most people will need to drive to reach shopping centers outside the neighborhood. San Mateo Medical Center, about 4 miles away, is the nearest major hospital. Air travelers can head to the San Francisco International Airport.
