Harbor Side is a quiet, custom-built neighborhood on the water
Harbor Side exists as a testament to 20th-century civil engineering. Unlike older Bay Area cities that grew organically over centuries, Foster City was master-planned in the 1960s on artificial fill placed over the marshes of the San Francisco Bay. Harbor Side, located in the center of the city along Central Lake — probably better understood as a wide lagoon — embodies the engineered serenity envisioned by the city’s planners. The neighborhood is defined by its waterfront homes and HOA-maintained subneighborhoods, as well as easy access to major shopping centers and highways.
Types of houses in Harbor Side
The single-family homes and townhouses were mostly built in the 1970s and '80s. “People love Harbor Side because it delivers the lifestyle Foster City promised from the beginning,” says Julie Flouty, an expert Realtor at Compass who specializes in Foster City, San Mateo and the surrounding peninsula communities. “The neighborhood is calm, clean and intentionally designed around the water.” Many homes back up onto the water, particularly in the Whaler’s Island community, which was built to maximize water access. Properties that back up onto the water usually have backyard patios and small docking areas. Waterfront properties in Harbor Side generally sell for similar prices to inland homes. Townhouses in the neighborhood sell for between $1.5 million and $2 million, while detached homes go for $2 million to $3 million. Pretty much every home in the neighborhood belongs to an HOA, with monthly fees ranging from about $250 to over $500.
Parks nearby and other things to do
Harbor Side is defined by its location along the water. “Compared to other areas, it offers a stronger connection to the lagoons and walking paths in town,” says Flouty. The water in the lagoons is circulating bay water, managed by a series of gates and pumps, which allows for a controlled aquatic environment. Farragut Park is the main green space within the neighborhood, with a playground, tennis courts and walking paths. You're also just a few blocks away from the San Francisco Bay Trail, which runs along the Belmont Slough, just west of Harbor Side. This trail offers a path for cyclists and runners, and is part of a 350-mile network of mixed-use trails encircling the bay.
Shopping centers near Harbor Side
Shopping and dining in the area are concentrated in shopping centers around the city and neighboring San Mateo:
Edgewater Place Center, just across the Beach Park Boulevard Bridge, is home to Osaka Marketplace and several highly rated restaurants.
Bridgepointe Shopping Center is a couple of miles northwest and has a Target and several big-box stores.
Hillsdale Shopping Center has both a Trader Joe’s, multiple big-box stores and the local movie theater.
A quiet neighborhood that's still close to commuting corridors
Harbor Side itself has a slower pace than other parts of Foster City. “It feels more intimate and residential,” says Flouty. "The streets are quieter with less through traffic.” The neighborhood is about 2 miles from both state Route 92 and U.S. Route 101. Route 92 and the nearby San Mateo-Hayward Bridge allow for direct commuting to the East Bay, while the 101 connects the area to San Francisco, Palo Alto and San Jose. While all of these cities are within a 30-mile drive, traffic on weekdays can significantly impact drive times, especially to San Francisco. The SamTrans 54 bus runs along Beach Park Boulevard, which passes just north of the neighborhood and connects to the Hillsdale Caltrain Station in San Mateo. While Foster City is famously bike-friendly due to its flat terrain and extensive path system, a car remains a necessity for most residents due to the segmented nature of the peninsula's commercial and residential zones.
The local public schools are very highly rated
The neighborhood is served by top-rated San Mateo-Foster City School District public schools, including Foster City Elementary and Beach Park Elementary schools. Both are half a mile from the neighborhood, making for easy drop-offs. The district also offers school choice.
