Developing Fountain neighborhood with laid-back vibes
Downtown Fountain is a developing neighborhood with old and new housing, family-owned shops and a slow-paced vibe. Sometimes referred to as “Olde Town,” Downtown has a narrow Main Street traveling past city hall and small businesses, eventually merging into Old Pueblo Road, which passes miles of farmland. Katie Ely, a Realtor at The Cutting Edge who sells in Fountain, says more developments are coming to the area as housing and retail building projects are underway, like the Aga Park Pedestrian Urban Greenway Project and the Wayfinding Strategic Signage System Plan. Fort Carson is about 13 miles from the community and is a major employer for residents. “It’s an older part of Fountain with a lot of smaller homes,” she says. “The people I’ve been selling to there tend to be single military men or a couple with kids." Neighbors can catch glimpses of the distant Front Range mountains while driving down North Santa Fe Avenue, and homes here are close to schools, popular parks and Interstate 25.
Sipping lattes at Olde Town Coffee Shop and drinking beer at C’mon Inn
A small selection of mom-and-pop restaurants sit along Santa Fe Avenue, a main 4-lane thoroughfare in the community. The tiny Olde Town Coffee Shop has a few outdoor tables with white umbrellas and serves cold brews and Americanos. Folks can grab a slice or two at the family-run All Star Pizzas, and C’mon Inn, dubbed “Fountain’s Finest Watering Hole,” has draught beers and regularly hosts karaoke nights. Tee Time Boutique sells a mix of house plants, wall décor and jewelry. For groceries, Safeway is roughly 3 miles north, and Cheyenne Mountain Shopping Center has plenty of other big box stores like Target, 12 miles northwest in Colorado Springs.
Old and new builds in Downtown Fountain
The wide streets in Downtown Fountain are mostly laid out in a grid, dotted with tall ponderosa pine and maple trees. Townhouses built between the 1980s and early 2000s are in the eastern part of the neighborhood; these two to three-bedroom properties have log cabin-like exteriors with wood and vinyl siding, and some are close to outdoor spots like Aga Park. Prices typically range between $230,000 and $340,000, with HOA fees of up to $275.
Downtown Fountain has a wide variety of architectural styles, including early 20th-century bungalows and midcentury ranch-style homes. Houses sit close together on older, sidewalk-lined streets within the eastern portion of Downtown Fountain, with small front porches, carports and chain-link fenced-in backyards. Scattered throughout the neighborhood are large split-level properties, late 19th-century cottages and new traditional builds from 2020; these homes have indoor renovations, and many have well-kept yards and rock-landscaped gardens. Neighborhood-wide, homes in need of renovations tend to cost less, and prices range from about $200,000 to $515,000.
Splashing around at Aga Park
In the summer, families visit Aga Park to cool off in the splash pad. The watery area has a tipping water bucket shaped like a bird’s beak. Aga Park is fenced-in, and includes a small playground with swings and a baseball diamond with plenty of open, grassy space. In 2023, city council announced plans to build a bikeable corridor near the railroad tracks in downtown via the Aga Park Pedestrian Urban Greenway Project. This long-term plan would provide a pedestrian path from Aga Park to Indiana Avenue and feature more greenspace and public parking spots along the route. The 40-acre Metcalfe Park borders Downtown Fountain on the east; it has a large, green-roofed gazebo where residents gather for city events. The park also has baseball fields, a horse arena and the Fountain Skate Park, fixed with colorful half pipes and a hilly BMX course. The 16-mile Fountain Creek Regional Trail also cuts through the area and travels north through Fountain Creek Regional Park. Visitors can stroll around or cast their reels in Willow Springs Pond, surrounded by thick, green foliage, or go to the Fountain Creek Nature Center, which has exhibits on local wildlife, plants and climate.
Trade skills at Fountain-Fort Carson High
The Fountain-Fort Carson School District 8 serves the area, earning an overall B rating from Niche. Students can start at Aragon Elementary, which scores a B-minus, and continue to Fountain Middle, rated a C-plus. The B-rated Fountain-Fort Carson High has several career and technical education classes that teach skills like audio/video production, welding and aerospace engineering.
Annual Fall festivals at Metcalfe Park
Since 1970, the community has celebrated Labor Day weekend with the annual Fountain Valley Chamber Fall Festival and Parade in Metcalfe Park. Lawn games are set up in the park, along with dozens of art and food vendors. Parade onlookers line up along Main Street to watch business owners drive in decorated cars and the Fountain-Fort Carson High School Band march. From late May through September, locals purchase farm-raised produce and handmade treats at the Fountain Community Metcalf Park Market.
Access to Interstate 25 and Fountain Municipal Transit buses
Interstate 25 runs north-south in the area, giving residents access to downtown Colorado Springs 16 miles northwest. Santa Fe Avenue turns into U.S. Highway 85/87 in the north, connecting to other regions like North Fountain Valley and Widefield. Most people drive to get around, and traffic isn’t too heavy except when folks go to and from work at Fort Carson or Lockheed Martin Corporation, another major employer near the area. The neighborhood is pretty walkable, with crosswalks and sidewalks scattered throughout. Fountain Park and Ride buses stop near Memorial Park, and Fountain Municipal Transit buses make stops near the eastern border of Downtown Fountain. Through the Old Town Revitalization plan, adopted in 2014, city officials have been working on multiple projects to update the transportation infrastructure in the downtown area. Through the 2024 Wayfinding Strategic Signage System Plan, outdated traffic signs will be replaced and city points-of-interest signs will be placed in different parts of downtown by the highway corridor. UCHealth Emergency Room is 4 miles north, and Colorado Springs Airport is 10 miles north.
Prepping for wildfire season
Overall, the weather in Fountain is warmer than Colorado Springs since it’s 700 feet lower in elevation. But because of its dry climate, Downtown Fountain is more at risk of wildfires in the summer and colder months. To help homeowners protect their properties, the city encourages people to follow guidelines from the National Fire Protection Association, including regularly checking smoke alarms and keeping trees at least five feet away from the front of the house. Fountain Fire Department Station 1 is also located near the northern border of the neighborhood.
