Small-town vibe 15 miles from downtown Colorado Springs

Bordering the center of Fountain, North Fountain Valley offers a part rural, part suburban feel with proximity to a sprawling, nearly 500-acre regional park. “Everyone in Fountain likes the slow, country-living feeling you get from living here,” says Fountain Councilman Gordon Rick, who has lived in Fountain for nearly 30 years. “The city is growing, which makes the small-town atmosphere harder to maintain, but we want to stay true to that as much as we can.” The neighborhood sits 7 miles from Fort Carson and 20 miles from Schriever Space Force Base, two major employers in the Colorado Springs area. Several faith communities in the neighborhood, like Cross Creek Church, offer weekly fellowship opportunities.

Experiencing nature at Fountain Creek Regional Park

Along the neighborhood's western edge, hikers, bikers and horseback riders can explore the Fountain Creek Regional Trail, which runs through Fountain Creek Regional Park’s 460 acres. Here, dogs can run off-leash at the fenced-in dog park, and anglers can cast their lines in the regularly stocked Willow Springs ponds. Fountain Creek Nature Center is home to wildlife like deer, birds and bobcats. This nature preserve is located on a wetland habitat, where families can take peaceful strolls by the water. Meanwhile, Cross Creek Regional Park offers a BMX track, multi-use sports fields and a community garden within its 60 acres. Residents also have a variety of smaller parks within the neighborhood, including Metcalfe Park and Heritage Park.

Ranch-style and contemporary homes

Cul-de-sacs and wide, enclosed streets are lined with sidewalks and tidy, compact yards. Ranch-style homes – some dating back to the 1970s and 80s – sit alongside 21st-century contemporary builds. Streets can be hilly, and sidewalks link one property to the next. Prices typically range from $260,000 to $650,000, depending on square footage, and homes with multiple acres can cost around $1 million. Townhouses cost from about $260,000 to $360,000. The overall CAP Index crime score is 2 out of 10, lower than the national average of 4.

Proximity to top-rated Fountain Valley School

Students may attend Mesa Elementary, located in the neighborhood. The school is rated B-minus on Niche. Fountain Middle School is rated C-plus, and Fountain-Fort Carson High, rated B, is known for its football team; alumni have gone on to play in the National Football League. Alternatively, Fountain Valley School is a nearby private high school rated A-plus. “Fountain Valley is a pretty expensive private high school,” says Alan Arata, Real Estate Broker at Keller Williams Clients Choice Realty, who works extensively in Fountain and Colorado Springs. “People come from all over to go there. It’s well-known and has been for 50-plus years. It preps you to get into better institutions. It’s known for academics overall.”

Driving to Colorado Springs and Pueblo

While UCHealth Emergency Room – Fountain is conveniently located in the neighborhood, North Fountain Valley is car-dependent. Downtown Colorado Springs is 15 miles up Interstate 25, and travelers can drive 9 miles north to Colorado Springs Airport. Additionally, homeowners might choose North Fountain Valley if they work in Pueblo but don’t want to live there, Arata says. “It’s a simple commute to Pueblo all the way down I-25, 30 minutes or less from Fountain,” Arata says.

Shopping and dining close at hand

Residents can run errands at the Markets at Mesa Ridge, which includes Safeway and chain and local retailers along Mesa Ridge Parkway. Lowe’s Home Improvement sits on the other side of the highway. Rookies Taphouse and Eatery offers a classic American menu, with items like pulled pork nachos, burgers and salads made with local ingredients. Patrons can eat on the outdoor patio, or sit at the bar and watch games on TV.

Mild weather year-round

Although Colorado is known for its heavy snowfalls and cold winters, “Fountain has warmer weather than Colorado Springs,” Arata says. “It has incredibly fertile soil if you want to garden, and the growing season is longer.” The mild weather also means more opportunities for some types of outdoor recreation. “Compared to living in Monument, which is 2,000 feet higher, as a cyclist, I’ll go down to Fountain in the wintertime because it’s completely free of snow all year round,” Arata says. “When it does snow, it melts, so there’s no accumulation.”
