Fountainhead-Orchard Hills offers proximity to Hagerstown
Fountainhead-Orchard Hills is a small collection of cul-de-sacs and tree-lined streets that sits just north of Hagerstown and just south of the Pennsylvania line. A mix of midcentury and new-construction properties, this community has remained popular with buyers since its development. “I have appraisers tell me all the time that they add 10% to prices of homes in Fountainhead because they’re in Fountainhead,” says Cynthia Sullivan, associate broker with Sullivan Select LLC and a neighborhood resident of over 40 years. “It has always been the place people want to live in Hagerstown.” This desirability comes from a strong school district, proximity to regional shopping centers and a popular and storied country club. Access to three major highways and the regional airport without sacrificing a suburban sense of quiet also helps to make Fountainhead-Orchard Hills the preferred destination of many prospective Hagerstown residents.

Homes are close to Hagerstown, but beyond the city limits
Homebuyers will find a combination of midcentury suburbs and more recent pockets of development throughout Fountainhead-Orchard Hills. Cape Cods and ranch-style homes, constructed primarily between 1950 and 1970, tend to price from around $350,000 to about $400,000 depending on number of bedrooms and lot size. Many of these homes feature large lawns and long driveways, setting them back from the curb. The newer builds are much the same, with large Modern Traditional homes costing anywhere from $450,000 to $600,000 depending on the number of bedrooms. “There aren’t entire subdivisions of new homes going up,” Sullivan says. “It’s kind of a hodgepodge, one here or there.” This scarcity means that homes sell quickly when they are listed. In addition, the neighborhood enjoys a favorable tax situation. “It’s outside the city limits, so it has no city taxes, but you don’t feel far away at all,” Sullivan adds. “People really appreciate that.”

Kids attend well-rated Washington County Public Schools
Children in Fountainhead-Orchard Hills are zoned to attend Maugansville Elementary School on Maugans Avenue, which scores a B from Niche. They can then proceed to Northern Middle, which earns a B and offers an International Baccalaureate Middle Years program. Students can finish at North Hagerstown High, an A-minus institution that Niche ranks as the second-best public high school in the county. The high school has served the community since its establishment in 1956.

This private club, active for over 100 years, also features a fitness center, a pool and several courts for racquet sports like tennis and pickleball. “The club has always been a big draw for the community,” Sullivan says. “The course was designed by Donald Ross, who’s very well-renowned, so people love that.” At Hagerstown City Park, located just under 4 miles to the south along Pennsylvania Avenue, neighbors can meet up for lunch beneath the gazebo or walk the trails beneath the quiet trees. Home to Hagerstown Skate Park and an ice rink, Fairgrounds Park is a short 4-mile trip from most homes in the neighborhood.

Residents head to Route 11 for shopping and dining
Route 11, also known as Pennsylvania Avenue, is the main thoroughfare of Fountainhead-Orchard Hills. Locals can shop for groceries at Martin’s, get their morning caffeine fix at Pura Vida Coffee and enjoy a meal at Bistro 11 all along this road. “Bistro 11 is a new place. It’s only been around for a couple of years, but people love it,” Sullivan says. “The same owner is going to open a new Italian place. He has a great chef, so the food is spectacular.” The closest Target is 6 miles south down this road at Valley Mall in Halfway, where residents can also enjoy a night out at one of the area’s casual eateries. Other options include the Tap Room and the Founders Room at the Fountain Head Country Club. “You need to know a member to get into the club restaurants,” Sullivan says. “But everyone has at least one neighbor who’ll bring them there.”

Fountainhead-Orchard Hills is just 3.5 miles from downtown Hagerstown, including Meritus Park. This ballpark, constructed in 2024, serves as the home of the Atlantic League of Professional Baseball’s Hagerstown Flying Boxcars. Farther down the road is Hub City Vinyl, Maryland’s largest record store, which also has a live music venue hosting concerts and performances year-round. Children will enjoy weekend visits to Discovery Station, a hands-on science museum downtown. Locals can also learn more about the history of Hagerstown at the Jonathan Hager House Museum before heading to City Park to wander the halls of the Washington County Museum of Fine Arts, an enduring source of community pride since its establishment in 1931.

The area has three highways and the Hagerstown Regional Airport
Once known as Hub City due to its position at the conflux of Maryland’s many railroads, Hagerstown today enjoys access to three major highways running between Maryland, Pennsylvania and West Virginia. Residents of this neighborhood are close to Interstate 81, which heads 7.5 miles south to Valley Mall and Interstate 70, which then leads 31 miles east to Frederick and nearly 50 miles farther to Baltimore. The community itself is bisected by Route 11, which provides a quick connection to Hagerstown Regional Airport at the neighborhood’s north end. Hagerstown Regional offers direct flights to vacation destinations such as Orlando, Florida, and Myrtle Beach, South Carolina.
