Franconia Township has a desirable location and good schools
Franconia Township, about halfway between Philadelphia and Allentown, has an enviable location in the Indian Valley region. The township, with a quiet environment, a connected community and well-regarded schools, is in Montgomery County. Mailing addresses may be assigned to Telford or Souderton. "People like living here. It's suburban, with a lot of green spaces. Many move here for the convenience," says Sarah Peters, a real estate team leader with eXp Realty. She notes proximity to Sellersville and Montgomeryville, about 5 and 10 miles away, respectively.

A history of German and Mennonite settlers, agriculture and business
European immigrants, particularly German, German-speaking and of the Mennonite faith, began settling here in the 1600s. Franconia, also the name of a region of Germany, was chosen when the municipality became official in 1731, more than 50 years before Pennsylvania gained statehood. The Mennonite Heritage Center is several miles to the southwest, in Harleysville. Agriculture was the main economic force for much of the region's history. These days, the biggest employers in Montgomery County include pharmaceutical companies, manufacturers, government and school districts.
Old and new single-family homes, townhomes and senior communities
Franconia Township has everything from 19th and 20th century farmhouses, to colonials, Cape Cods and ranch-style and contemporary homes. Older homes are about $330,000 to $770,000; on the low end, they start at about 1,200 square feet. Homes built in the 2000s and later range from about 1,600 to 5,100 square feet, with prices from about $530,000 to $1.3 million. Townhome developments, concentrated on the east side, include 55-and-up communities. For golfers, Indian Valley Greenes, also a senior community, is within the gates of the Indian Valley Country Club. Overall, townhomes are about $250,000 to $650,000. Another option for seniors, Hidden Springs, has manufactured homes for approximately $150,000 to $280,000. Some areas, including those near Indian and Skippack creeks, can be vulnerable to flooding.

Park sports facilities, trails and events and a private country club
Franconia Community Park has about 50 acres of space, with athletics fields and courts, a roller hockey rink and miles of trails. The park hosts events like the Franconia Township Fall Fest in October, which includes a stilt-walking scarecrow, a hay maze and an antique tractor show. An annual concert is at the park in August, and a drive-in movie night series is in the fall. Forrest Meadow Park has a gaga pit, an enclosed area for playing gaga, a game reminiscent of dodgeball. The Indian Valley Country Club, one of the oldest private clubs in the area, has an 18-hole course and more than 1,200 members. The Generations of Indian Valley in Souderton is a senior community center offering wellness and recreational programs.

The Souderton Area School District has highly ranked schools
Franconia Elementary School earns an A-minus grade from Niche; and West Broad Street Elementary School and Vernfield Elementary School are both rated A. Indian Valley Middle School covers most areas east of the turnpike; and Indian Crest Middle School is assigned much of the west side. They are graded A and A-minus, respectively. Souderton Area Senior High School has an A-minus and athletics, including football, field hockey, swimming and wrestling. In 2025, the girls' track and field team took the Pennsylvania Interscholastic Athletic Association (PIAA) 3A state title, and Souderton was recognized as a Unified Champion School by the Special Olympics USA. The North Montco Technical Career Center offers high school programs such as construction trades, cosmetology and visual communications, and continuing education and CDL courses for adults.
Franconia Elementary School receives an overall A- grade from Niche.com.
West Broad Street Elementary School receives an overall A grade from Niche.com.
The student to teacher ratio at Vernfield Elementary School is 13 to 1.
Indian Valley Middle School serves grades 6-8 with an A rating on Niche.com.
Indian Crest Middle School serves over 700 students in grades 6 through 8.
The academics at Souderton Area Senior High School educates over 2,100 students and maintains an A- rating from Niche.com.

Places to eat and shop in and around Franconia Township
Businesses close to home include the Franconia Heritage Restaurant, which offers a salad bar and buffets for breakfast and dinner. It is also a banquet and conference center. Franconia Square Café & Market has Pennsylvania Dutch-influenced diner-style food and market goods to go. Bergey's, which was established in Franconia in 1924, is a prominent fixture, with assorted automotive-related businesses. Souderton has grocery stores, including Aldi and Giant. Montgomeryville offers big-box stores. Peters recommends the Sellersville Theater for musical acts and other entertainment.

Access to the turnpike extension means easy travel
The Pennsylvania Turnpike Northeast Extension, a portion of Interstate 476, goes through the township. "It's convenient, whether commuting to Philadelphia or visiting the Poconos for a relaxing weekend," Peters says. Philadelphia is about 32 miles to the southeast; the heart of the Pocono Mountains region is about 70 miles north. In addition to the turnpike extension, state Route 113 goes through Franconia as Main Street and the Harleysville Pike.
Transportation access, medical facilities and the nearest airport
Though individual subdivisions may have suburban-style streets with sidewalks and manicured lawns, busier, two-lane roads separate parts of the township and most people drive to get around. Some primary and urgent care facilities are available close to home; one of the closest large facilities is St. Luke's Grand View Hospital - Sellersville. Southeastern Pennsylvania Transportation Authority (SEPTA) offers regional rail service on the Lansdale/Doylestown Line. The Lansdale station, about 8 miles away, has more than 850 parking spaces. Lehigh Valley International Airport in Allentown, about 30 miles away, offers flights to domestic hubs like Philadelphia, Atlanta and Denver.
SEPTA provides bus service throughout Franconia Township.
Franconia Township travelers can go about 8 miles to the Lansdale Station to catch a train to downtown Philadelphia.
