Just 10 miles south of New Jersey's border with Pennsylvania, Frankford’s rural homes offer bucolic living close to some of the region’s most popular green spaces. “There’s no shortage of outdoor attractions around here,” says Juliet Lopez, a real estate agent with Keller Williams Integrity, who’s been selling homes in the area since 2019. Sussex County was established in 1753 and played a role in both the French and Indian War and the American Revolutionary War. Agriculture has long been the way of life for people here, but a period of mining occurred between the mid-1700s and late 1900s. Today, Frankford retains its small-town vibes and serves as a central location between Newark and Scranton.

Neighborhood sports facilities, nearby hiking trails

In the north end of the neighborhood, Frankford Township Park offers baseball and softball diamonds and soccer fields. Culver Lake and Lake Owassa are popular fishing spots in town. The Appalachian National Scenic Trail, which stretches over 2,000 miles through 14 states, partially runs through the west end of Frankford via Kittatinny Mountain. And less than 5 miles north, Stokes State Forest features over 60 miles of marked hiking and biking trails.

Homebuyers can find ranch-style homes and colonial revivals from the mid- to late-1900s, as well as contemporary-style houses from the past 25 years. Properties sit along winding country roads and feature above-average lot sizes. There are also waterfront properties that sit along the town’s two main lakes. “Sussex County is known for having larger homes with larger lots,” says Lopez. Older homes typically sell for $200,000 to $600,000, while newer houses and waterfront properties usually go for $750,000 to $1.25 million.

Events throughout Sussex County

To celebrate Easter, Branchville hosts an annual egg hunt and rubber duck race at the Branchville Tennis Courts. Other popular events include the Miss Branchville Pageant and the Annual Branchville Borough Garage Sale. Crawfish Fest, the area’s largest celebration, takes place at the Sussex County Fairgrounds in August and includes live music and seafood vendors. There are also other events at the fairgrounds like the Garden State Anime Fest and Maverick's Legacy Spring Craft and Vendor Fair.

Shopping and dining along Route 206

Along U.S. Route 206, Jumboland Diner serves American favorites and The Carriage House at Culver Lake offers pints and pub dishes. Dale's Market is close by for essentials, and ShopRite is 8 miles south, near Sparta, for larger grocery runs. Residents can pick up mail and packages from the United States Postal Service office in Branchville.

Commuting via Route 206, 15

Because of its rural streetscape, Frankford is car dependent. Heading south on state Route 15 leads 10 miles to Sparta, where many residents go for a wider selection of shops and restaurants. Commuters can make the 50-mile trip to Newark in about an hour and 15 minutes using state Route 15 South and Interstate 280 East. Using the same route, New York City is about 60 miles, or an hour and a half away. The closest hospital, Newton Medical Center, is 10 miles south. Newark Liberty International Airport is 55 miles east.
