The homes in Leiper’s Fork offer more space and privacy than you might find closer in to Nashville. Renovated farmhouses and modern construction are set back on several acres with heated pools, custom barns and horse pastures. The median home price is around $1.8 million, but you can find some smaller cottages in the $400,000s to $800,000s range. On the higher end, homes sell from $1 million all the way up to $18 million.

“Leiper’s Fork has rolling hills and rolling terrain,” says Jane Hunter Hicks, the broker and owner of Leipers Fork Realty who specializes in this area. “What’s nice is the housing is spread out, and some homes sit on 5 acres.” If you'd rather build custom, there are open plots of land for sale too.

String lights illuminate downtown Leiper’s Fork, where an artsy mix of shops, restaurants and galleries form the heartbeat of this rural community. “The best qualities are the beauty of the area and the quaintness,” Hicks says. You can browse artisan works at David Arms Gallery, shop for antiques at Props or pick up basic groceries at Leiper's Fork Market. Within the village and the surrounding hills, here are the go-to spots for drinks or a bite to eat:

  • Fox & Locke, a former grocery store turned iconic live music venue that draws up-and-coming bands and surprise sets from well-known artists
  • The Country Boy, a village staple established in 1968, serving Southern comfort-food classics
  • Leiper’s Fork Distillery, a small-batch maker of Tennessee whiskey with live music and tastings at a restored 1820s log cabin

The village of Leiper's Fork stays busy with community events

The village may be small, but there's still plenty to do. Stop by the Hillsboro-Leiper's Fork Community Center for the indoor gym and public library, or keep an eye on the year-round lineup of community events:

Students here are part of Williamson County Schools, a district that earns high ratings from Niche. Hillsboro Elementary/Middle School is just a mile south of the village center, while Independence High School is more than 10 miles south in Thompson's Station. Hiking along Natchez Trace Parkway and a big equestrian culture

The historic Natchez Trace Parkway runs right through Leiper's Fork, with 444 miles of scenic driving plus places for hiking, biking and horseback riding. The Garrison Creek trailhead is a popular access point to the Trace, where hikers and riders can explore a 20-mile trail. Most people move to Leiper's Fork for a taste of the quiet life, so you won’t find any big city conveniences out here. You'll usually head into Franklin for grocery runs, and Nashville has the closest international airport. Here's what to expect for drive times:
