In Maryland’s rolling hills is the neighborhood of Frederick Heights/Overlook, located just outside of downtown Frederick. This popular neighborhood is known for its community events, access to parks and walkable residential streets.

Frederick Heights/Overlook boasts a diverse array of homes, including split levels and colonial revivals, many featuring brick and stone fronts. Town houses can be found between $350,000 and $400,000, and detached houses are priced between $400,000 and $500,000. Most streets are equipped with reliable sidewalks and nearly all houses have attached garages and driveways. Although the streets aren’t shaded by trees, many backyards have pine and oak trees providing ample shade and privacy.

Students in Frederick Heights/Overlook attend schools in the desirable Frederick County Public Schools District, rated A-minus by Niche. “We have pretty great public schools here,” says Tracy Markham, a real estate agent with L.P. Calomeris Realty. “The district does a really good job at providing resources to help students succeed.” Students may attend Butterfly Ridge Elementary, rated B by Niche, Crestwood Middle School, rated B-minus, and Frederick High School, rated A-minus. Frederick High was rated the fifth most diverse public high school in Maryland and has a student-teacher ratio of 17 to 1.

There’s plenty to do for fun in Frederick Heights/Overlook. Locals go to Hillstreet Skate Park to shred the concrete and master new tricks on its 17,000 square feet of pavement. If skating isn’t your thing, head to Hillcrest Park, where a basketball court, playground and ample walking trails await, or check out Sophie and Madigan’s Playground, a fairytale-themed play area that children will love.

Regularly occurring community events bring the neighborhood together in nearby downtown Frederick. “The city of Frederick has put a lot of work into building community events like Live at Five, where the streets are closed off for live music every Thursday during the summer,” says Markham. “We’ve also got First Saturdays—themed events that are a lot of fun.” The themes include the crowd-pleasing Dog Days of Summer, where people are encouraged to bring their dogs downtown for shopping and food. “It’s a great time to sit outside, have a martini and see how often people look like their dogs,” Markham says. Another themed event is the annual Fire and Ice Night, complete with live ice sculpting, fire dancers and plenty of local food and drinks. “Be prepared to wait in line, since these are very popular events,” says Markham.

Families looking for a meal out will enjoy visiting Dutch’s Daughter, an upscale restaurant serving surf and turf, including Icelandic haddock and lobster tails. For dessert, head to Savor Casero Bakery, where you can pick up their specialty tres leches cake or order a custom cake in advance. Home cooks will appreciate the ease of grocery shopping at local Vista Shops, where ALDI, Green Goods and the Hillcrest Latino Market can be found. “And for any other shopping needs, you’re only an hour away from DC or Baltimore via Route 70 or Route 15,” says Markham, “so you always have options.”

With great schools, parks and community events, it's clear why Frederick Heights/Overlook remains a popular residential location in Maryland.
